  4. Decision MadeP22/V0354/FUL

Renewal of planning application P19/V0253/FUL. The proposal is that the first floor flat should be retained. The ground floor space beneath would be converted back into residential use, creating a further flat. The existing single storey element would be slightly raised to allow two flats to be accommodated within 1.5 storeys, with bedroom accommodation on the first floor. These will be arranged so that dormer windows face towards the street to avoid undue overlooking onto neighbouring properties. The existing garaging would be removed, this will allow the car parking to be reconfigured to enable cars to exit from the site in a forward gear using the existing vehicular access. There also remains sufficient space on the site to accommodate an area of communal open space and storage space for refuse bins and cycles.

  11. Decision MadeP22/V1611/TCA

All Trees are located within our property boundaries of Linden Cottage, Buckland. The first is a conifer tree- situated to the right of the double garage and directly next to an Oak Tree in the neighbouring Garden- we believe the Oak has a TPO- by removing the conifer it will allow the Oak more space and light to grow, as it is currently growing up into the Oak (we aren't sure how this tree has been allowed to get so close to this beautiful Oak). We are concerned the conifer is also causing damage to our double garage and boundary wall. In the middle of the back boundary is a tall leaning tree which is being suffocated with Ivy- we wish to remove this, As it is causing the ivy to grow into the laurel hedge, the tree has no proper branches and is very unsightly. To the front of the property on the corner is some more conifer's which we wish to remove and replant some other trees/shrubs. The current conifers have not been looked after and are growing into the house/blocking the light as they are up against the windows. We are also concerned they may be effecting the foundations/walls of the house due to how out of control they are. We have looked at just trimming them back but have received advice they are 'to far gone' and the best option is to remove (if allowed) and replant something else.

The tree is an 11 metre high Monterey Cypress, which stands on the Western border of the site. It has been classed as a B2 tree according to the BS 5837 category grading system. Whilst it looks very nice, unfortunately it has been found to have grown directly over the property sewage manhole, and as such represents a present and future danger, both from roots blocking Thames Water sewer pipes (a recent sewage blockage discovered roots from this tree to be the cause) and an inherent weakness in terms of its anchorage to the ground, around the manhole structure. Please see attached photos for evidence. It is not possible to open the manhole fully without cutting the roots out from under the tree, which is not a sustainable situation.
