The development hereby permitted shall be begun (as defined by Section 56 of the Town and Country Planning Act 1990) before the expiration of three years from the date of this permission. Reason: To comply with the requirements of Sections 91-93 of the Town and Country Planning Act 1990 (as amended).
The development shall be carried out in accordance with the details indicated in the following drawings/documents:- Drawing No. HOW010426 - Location Plan Drawing No. HOW030426 - Existing and Proposed Site Plan Drawing No. HOW040426 - Proposed Elevations and Floor Plans Drawing No. HOW06040426 - Roof Plan Design and Access Statement, prepared by Harrison Pick Planning Consultants, dated April 2026 Ecological Appraisal, prepared by Evergreen Ecology, dated May 2026 Flood Risk Assessment, prepared by Harrison Pick Planning Consultants, dated April 2026 Amonia Impact Assessment Biodiversity Net Gain Metric all received 28th May 2026 Reason : To define the plans/details to which this permission relates.
The development hereby permitted shall not be carried out until details of agreed enhancement measures have been submitted and approved by the LPA. Enhancement measures should include the provision of bat boxes or integrated features and bird box or integrated features. The bird boxes which should be of durable construction and designed to accommodate one or more of the following species: house sparrow, swift, house martin and starling. Reason: In order to ensure the development does not result in the loss of habitat for protected species and to deliver measurable biodiversity enhancement on the site in accordance with Policy CP9 of the Yorkshire Dales Local Plan (2025-2040) and Section 15 of the NPPF.
The development shall not commence until a Landscape and Ecology Management Plan (the LEMP), prepared in accordance with the approved Biodiversity Gain Plan and Biodiversity Net Gain Report (February 2026), has been submitted to, and approved in writing by, the local planning authority and including: a) a non-technical summary; b) the roles and responsibilities of the people or organisation(s) delivering the LEMP; c) the planned habitat creation and enhancement works to create or improve habitat to achieve the biodiversity net gain in accordance with the approved Biodiversity Gain Plan; and d) the management measures to maintain habitat in accordance with the approved Biodiversity Gain Plan for a period of 30 years from the completion of development. The habitat created and/or enhanced and retained shall be managed and maintained in accordance with the approved LEMP for a period of 30 years from the completion of the development. Reason: To ensure the development delivers a Biodiversity Net Gain on site in accordance with Paragraph 13 of Schedule 7A of the Town and Country Planning Act 1990 and policy CP9 of the adopted Yorkshire Dales Local Plan (2025-2040).
