Planning conditions
  1. The development hereby permitted shall be begun (as defined by Section 56 of the Town and Country Planning Act 1990) before the expiration of three years from the date of this permission. Reason: To comply with the requirements of Sections 91-93 of the Town and Country Planning Act 1990 (as amended).
  2. The development shall be carried out in accordance with the details indicated in the following drawings/documents:- - Location Plan; - Existing Floor Plans and Elevations, Drawing no. 22039 201A; - Proposed Floor Plans and Elevations, Drawing no. 22039 202; - French Windows, Drawing no. 22039 203; - Heritage Statement, all received 10th July 2025. Reason : To define the plans/details to which this permission relates.
  3. Notwithstanding the details in the approved drawings the development shall be carried out in accordance with the following details and retained as such thereafter: i. The external walls of the rear porch extension and the walling of the door surround for the installation of the French Doors, shall be built up in local natural stone laid and pointed in a lime mortar to match the existing dwelling in terms of colour, texture, coursing and size; ii. All new lintels, sills and jambs shall be of natural stone and shall match the original examples on the building at the date of this notice in terms of natural stone, colour, dimensions (including lateral projection from the wall surface), surface texture and tooling; iii. The roof covering for the porch extension shall be completed in natural slate to match those on the host property as at the time of this decision; iv. The rainwater goods shall be coloured black to match the existing rainwater goods as at the date of this notice and fixed directly to the masonry of the building using rise and fall brackets; v. The window frames and installed within the rear porch extension shall be constructed in timber and painted in white or left untreated to naturally weather. The window shall be recessed from the external face of the wall in which they are set by a minimum of 100mm; vi. The French doors hereby approved shall be constructed in timber and painted in white. The doors shall be recessed from the external face of the wall in which it is set by a minimum of 100 mm. Reason: To ensure that the works can be carried out without detriment to the historic fabric of the listed building in accordance with policies SP4 and L1 of the Yorkshire Dales Local Plan (2015-2030), policies AB1 and CP6 of the emerging Yorkshire Dales Local Plan (2025-2040) and Section 16 of the National Planning Policy Framework.
