Planning conditions
  1. Notwithstanding the provisions of Schedule 2, Part 9, Class E of the Town and Country Planning (General Permitted Development) Order 2015 or any Order revoking or re-enacting that Order, no development of the description in this Class including works required for the maintenance or improvement of the existing access track identified in the site edged red on the approved location plan, shall be carried out without the prior grant of a planning permission. Reason: In the interests of the protection of the character of the landscape, having regard to policies SP2 and SP4 of the Yorkshire Dales Local Plan (2015-2030).
  2. When the development hereby approved ceases to be used for the purpose for which it was constructed, namely for agricultural purposes, it shall be demolished and removed from the site together with all ancillary equipment, to leave the site in its condition prior to development. Reason: To remove buildings and other features which have ceased to be used for agricultural purposes and in order for the Local Planning Authority to retain control over the land in accordance with policy BE2 of the Yorkshire Dales Local Plan (2015-2030).
  3. The development hereby approved shall be be completed (as defined by Part 6 of the General Permitted Development Order 2015) before the expiration of five years from the date of this permission. Reason: To comply with the requirements of Part 6 of the General Permitted Development Order 2015.
  4. No internal or external lighting shall be installed to the building hereby approved unless details of such have first been submitted to and approved in writing by the Local Planning Authority. This shall include the number, positioning, type, size, specification, luminance and means of directing or use of cowling/shielding with the purpose of mitigating and reducing light emissions from the building. The lighting shall then be installed and retained in accordance with the approved details. Reason: To minimise light pollution and to seek to ensure that the development does not have an adverse impact upon the character of the area and landscape in accordance with policies SP4 and BE2 of the Yorkshire Dales Local Plan (2015-2030).
  5. The approved landscaping plan drawing no. TS720-4, received 16 July 2025, shall be carried out in accordance with the following: i) ) all soft landscaping shall be completed in accordance with the approved plan, within the first planting season following the completion of the development hereby approved, or otherwise in accordance with a programme agreed with the Local Planning Authority; ii) all tree plants supplied shall comply with British Standard 3936 – 1 (1992): Specification for Nursery Stock. All sourcing, handling, selection, pre-planting site preparation, planting and post-planting maintenance shall be carried out in accordance with the requirements of British Standard 8545 (2014): Trees – From Nursery to Independence in the Landscape, and British Standard 4428 (1989): Code of Practice for General Landscape Operations; iii) all new tree plantings shall be positioned in accordance with the requirements of Table A.1 of British Standard 5837 (2012): Trees in Relation to Design, Demolition and Construction; iv) any trees planted in accordance with this condition that are removed, die, or become severely damaged or seriously diseased within 5 years of planting shall be replaced within the next planting season by trees, shrubs or hedging plants of like size and species to those originally required to be planted. Reason: To ensure appropriate landscaping to site surrounds within the control of the applicant in order to soften and mitigate the impact of the development in accordance with policies SP4 and BE2 of the Yorkshire Dales Local Plan (2015-2030).
  6. The building hereby approved shall be roofed with fibre cement sheets that shall have already been factory painted RAL Colour Range 7016 (anthracite grey), not painted in-situ. The external materials of the walls of the buliding hereby approved shall be untreated timber boarding and concrete panels, constructed in accordance with drawing no. TS720-1 dated 15 July 2025. Thereafter, the external materials of the roof and walls shall be retained as such. Reason: To ensure the satisfactory external appearance of the building in the interests of visual amenity in accordance with policies SP4 and BE2 of the Yorkshire Dales Local Plan (2015-2030).
  7. The development hereby approved shall be carried out in accordance with the details contained in the following drawings/documents:- Site Location Plan - drawing no. TS720-3 received 28 May 2025 Site Plan - drawing no. TS720-2 received 28 May 2025 Elevations - drawing no. TS720-1 dated 15 July 2025 (stamped by Authority: "Amended 16/07/2025") Landscaping Plan - drawing no. TS720-4 received 16 July 2025. Reason: To define the plans/details to which this permission relates.
