Planning conditions
  1. The development hereby permitted shall be begun (as defined by Section 56 of the Town and Country Planning Act 1990) before the expiration of three years from the date of this permission. Reason: To comply with the requirements of Sections 91-93 of the Town and Country Planning Act 1990 (as amended).
  2. The development shall be carried out in accordance with the details indicated in the following drawings/documents:- - Location Plan; - Site Plan; - Photograph illustrating the curtilage of the dwelling; - Elevations as existing - Drawing No 02; - Elevations as proposed - Drawing No: 04; - Design and Access statement; - Heritage statement. All received 1 December 2025, and - Details of air source heat pump to be installed. Received 7 January 2026. Reason : To define the plans/details to which this permission relates.
  3. When the Air Source Heat Pump, the subject of this permission, ceases to be used for the purpose for which it was installed, it shall be removed from the site, together with all ancillary equipment to leave the building/site cleared and any resultant damage to the property's external wall(s) repaired within 6 months of the removal of the Air Source Heat Pump and any ancillary equipment. Reason: To remove equipment and other features which have ceased to be used for energy efficient heating in the interests of visual amenity and the character and appearance of the Bainbridge Conservation Area, in accordance with policy SP4 and L1 of the adopted Yorkshire Dales Local Plan (2015-2030).
