The works to which this consent relates shall be begun not later than the expiration of three years beginning with the date of this notice. Reason: To comply with the requirements of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 (as amended by section 51 (4) of the Planning and Compulsory Purchase Act 2004)
Prior to the re-laying of roof slates as part of works hereby permitted, details of the proposed roof covering, including a method statement describing the extent of reusable existing slates, their method of reinstatement, and including a sample of new slates to be used for the remainder of the roof, shall be submitted to and approved in writing by the Local Planning Authority. The works shall thereafter be carried out in accordance with the approved details. Reason: To conserve the character of the listed building in accordance with policy ENV10 of the adopted Eden Local Plan (2014-2032) and paragraph 212 of the National Planning Policy Framework (2024).
Existing stone water tabling is to be retained and reinstated on the roof slope to match its original position and appearance. Reason: To ensure that the character of the traditional building is retained and its external appearance is acceptable, having regard to policy ENV10 of the adopted Eden Local Plan (2014-2032) and Section 16 of the National Planning Policy Framework.
Prior to the taking down of the chimney to the north gable wall of the main farmhouse, the details of the chimney stack are to be fully recorded. The chimney stack shall be reconstructed using the existing stonework and chimneypot to match its existing external height, dimensions and appearance as closely as practicable. Reason: To ensure that the works can be carried out without detriment to the historic fabric of the listed building, having regard to policy ENV10 of the adopted Eden Local Plan (2014-2032) and Section 16 of the National Planning Policy Framework.
The proposed damp proof course to be used for truss ends, shall not extend over the adjacent wall any further than absolutely necessary, to maintain the breathability of the masonry. Reason: To ensure that the works can be carried out without detriment to the historic fabric of the listed building in accordance with policy L1 of the adopted Yorkshire Dales Local Plan (2015-2030) and Section 12 of the National Planning Policy Framework.
Any historic or archaeological features not previously identified which are revealed when carrying out the works hereby permitted, shall be retained in situ and reported in writing to the Local Planning Authority within five working days. Works shall be halted in the area/part of the building affected until provision has been made for the retention and/or recording in accordance with details submitted to and approved in writing by the Local Planning Authority. Works shall continue in accordance with the approved details. Reason: To ensure that the works can be carried out without detriment to the historic fabric of the listed building in accordance with policy L1 of the adopted Yorkshire Dales Local Plan (2015-2030) and Section 12 of the National Planning Policy Framework.
Notwithstanding the approved details and plans the works shall be carried out in accordance with the following details and retained as such thereafter; i. The mortar mix used for the repointing of the north chimney stack shall be pure hot-lime or (Mix A) moderately hydraulic lime (NHL3.5) aggregate, using the proportions 1 hydraulic lime to 2.5 sand. ii. The mortar mix used for the flaunching of the chimney stack shall be is to be completed in (Mix A) using a moderately hydraulic lime (NHL3.5) for first base coat, with an eminently NHL5 hydraulic lime, for the second base coat and final coats. Reason: To ensure that the works can be carried out without detriment to the historic fabric of the listed building in accordance with policy ENV10 of the adopted Eden Local Plan (2014-2032) and Section 16 of the National Planning Policy Framework.
The works hereby permitted shall be carried out in strict accordance with the 'Reasonable Avoidance Measures' contained in chapter 9.2.1.1 (Reasonable Avoidance Measures) of the Bat Survey (August 2025) by Envirotech Ecological Consultants Ltd, received 2rd December 2025. Reason: To ensure protected species are not affected by the works to the existing building in accordance with policy ENV1 of the adopted Eden Local Plan (2014-2032).
