The development hereby permitted shall be begun (as defined by Section 56 of the Town and Country Planning Act 1990) before the expiration of three years from the date of this permission. Reason: To comply with the requirements of Sections 91-93 of the Town and Country Planning Act 1990 (as amended).
The development shall be carried out in accordance with the details indicated in the following drawings/documents:- Location Plan received 13th June 2025 Amended Proposed Site Plan received 14th August 2025 Amended Floor Plan and Elevations received 14th August 2025 Design and Access and Heritage Statement received 13th June 2025 Tree Care Plan received 13th June 2025 Reason : To define the plans/details to which this permission relates.
No site preparation, delivery of materials or construction works, other than quiet internal building operations such as plastering and electrical installation, shall take place other than between: - 08:00 hours and 18:00 hours Monday-Friday - 08:00 hours and 13:00 hours on Saturdays - Not at any time on Sundays or Bank Holidays Reason: To safeguard the living conditions of nearby residents particularly with regard to the effects of noise, in accordance with policy SP4 of the Yorkshire Dales Local Plan (2015-2030).
Within 6 months of the completion of the development hereby permitted either a durable bat box, or a bird box, shall have been installed within the application site and shall be retained as such thereafter. Reason: In the interests of wildlife enhancement in accordance with policy W2 of the Yorkshire Dales Local Plan (2015-2030).
Rainwater goods including fixings shall be coloured black and fixed directly to the masonry of the building using rise and fall brackets and shall remain as such thereafter. Reason: To ensure that the external appearance of the building is acceptable, having regard to policy SP4 of the Yorkshire Dales Local Plan (2015-2030).
Any external lighting erected on the building or within the site shall meet the following requirements and be retained as such thereafter; i) Lights shall be fully shielded to angle the light downward; ii) Lights shall be no more than 500 lumens; iii) Lights shall have a colour temperature less than 2700K; iv) Lights shall be fitted with proximity sensors so they are switched off when not needed (dusk till-dawn sensors shall not be use); v) Lights shall be installed at the lowest possible height to achieve lighting levels required. Reason: To ensure that the general amenity of the area is retained, wildlife is protected and the development protects the dark skies of the National Park, having regard to policy SP4 of the Yorkshire Dales Local Plan (2015-2030).
