Council planning record

DESCRIPTION UNDER REVIEWWorks on the ground floor: - Removal of a timber post in between of the hallway and living room, improving the functionality of the ground floor within the dwelling. It is assumed the timber post was installed in place of an original load bearing stud partition following a curved line that is still in place on the first floor. - Installation a new steel beam under the first floor between the hallway and living room to allow the removal of the timber post. - Insertion of a new chemical damp proof course to the walls of the ground floor using an environmentally friendly cream injected into the mortar joints in accordance with BS6576. Works on the 1st floor: - Complete like-for-like replacement of dilapidated wooden balcony double doors and frame, with single-glazed hardwood sapele double doors and installing a full draught proofing system. - Repair of bathroom window and replacement of decayed window sill. Works on the 2nd floor: - Complete like-for-like replacement of the existing hardwood box and sashes. This window was identified as non-original, and the proposed replacement is a 3-over-3 sash window to match the three other original 3-over-3 sash windows in the property - In the front bedroom, repositioning a stud wall that has lath and scratch plaster. Adjusting the wall position would bring the original fireplace and surround back into proportion, reflecting how it would have originally appeared. Currently, the fireplace surround spans two separate rooms. - In the rear bedroom, a stud wall has been constructed using concrete masonry units, which are overly heavy and unsuitable for the building. Proposal to remove the non-traditional wall and replace it with a lightweight modern stud wall. Works to front exterior of property: - Renovation of rendered wall surfaces, currently in poor condition with widespread cracking and loss of key, meaning complete re-rendering will likely be necessary. Current render is believed to be cement-based, re-rendering would be done with traditional materials. - Re-rendering of the front parapet wall. - Renovation of two 'Tuscan' style pillars either side of the front door. The pillars are in poor condition with badly cracked and loose render. There is also a timber beam above the pillars which partially supports the balcony, which was found to be affected by significant timber decay and requires replacement. Works to front exterior of property: - Insertion of stainless steel masonry reinforcement into the bed joints above the first and second floor window, to prevent lintel spread, due to shallow masonry arches. Works to rear outside space: - Removal of an out-of-use, dilapidated external toilet.
