    Tree 1 - conifer- to be removed as outgrown its position & causing an obstruction. Tree 2 - Crown reduction to approx 12 ft tall & 6 ft wide. Tree 3 - Crown reduction to approx 20ft tall x 10ft wide. There are currently brambles & ivy growing within which makes it look much denser & will be removed. Tree 4 - conifer - It will only be dead branches which will be removed which I realise permission is not required for. So no new picture. Tree 5 - the Pittosporum will require crown reduction. Unfortunately due to its current height & position it is difficult to estimate what the reduction will be to but is still likely approx 20 ft tall & 10ft wide. As can be seen there is a variegated ivy growing up it which will be be removed.

    The reason for the tree removal request is that the location and size/type of tree are incompatible. The tree is a Mexican Fan Palm which are fast growing, with heights up to 100 feet possible. The tree is located only a few metres from 2 properties, and specifically located adjacent to a main road (Ranscombe Road, a major access road to the Marina/Berry Head) with a raised wall supporting surrounding properties. The tree is already causing issues for a small retaining wall (see photo attached) and the damage to the immediate location will only get worse such that it is believed that removal will inevitably be required at some point, so it makes sense to do this sooner rather than later (thereby reducing impact, cost and technical issues). We have commissioned a review by a professional local company (Advanced Tree Care, Brixham) who have visited the site and clarified that tree management/maintenance options were strictly limited due to the tree type, such that it is only possible to remove dead leaves for appearances rather than control growth.There is another palm tree within a metre of the Fan Palm and the plan is to leave that one, letting it flourish with the improved light such that the visual impact of losing the Fan Palm is diminished over time.

    T1 Scots Pine - This tree lost a couple of branches during the recent storm. In order to protect the tree we would like to carry out some minor crown thinning by about 20% to reduce wind sail area. T2 Spruce - This tree is approximately 60ft in height and is located quite close to the rear of the property. A fir tree of similar height came down during the recent storms and we are concerned that this tree may also have fallen. It was noted to be swaying much more than normal and when stood on the ground beneath it a small amount of movement could be felt. We would therefore like to reduce the height by approximately 15-20ft.

    Justification for Felling T2 and T3 Pittosporum1. Species Unsuitability for the LocationBoth T2 and T3 are Pittosporum, a species generally used as ornamental screening shrubs. They are not suitable for long-term retention as large trees in a confined, built-up commercial setting. When allowed to grow beyond their intended size, Pittosporum develop:- Weak, multi-stemmed forms- Shallow, spreading root systems- Poor structural resilience under loadThis makes them unsuitable for retention near buildings, walls, and guest areas.2. Structural Damage to the Retaining WallThe trees are causing active structural damage to the stone wall at the hotel entrance. Signs include:- A full-height vertical split- Outward displacement of masonry- Root pressure from behind the wallIvy-laden stems worsen moisture retention and decay.This represents direct physical damage, which is a valid and accepted reason for felling within a TPO Area.3. Foreseeable Risk of FailureThe combination of:- Root pressure against a failing wall- Multi-stemmed, ivy-laden crowns- Suppressed growth formcoupled with proximity to the hotel entrance, driveway, and pedestrian routes, creates a foreseeable risk of partial or complete tree failure. In a hotel environment with constant public access, the acceptable risk threshold is low.Pruning would not resolve the underlying structural issues and could accelerate decline, contrary to BS3998:2010.4. Limited Management OptionsCrown reduction would not relieve root pressure or stabilise the failing wall.Repeated pruning would create large wounds and increase the risk of decay.Root pruning is not feasible without destabilising the trees or further damaging the wall.Retention would require wall reconstruction, which cannot be safely undertaken while the trees remain in place.Felling is therefore the only proportionate and practical option.5. Replacement Planting CommitmentTo uphold the amenity value within the TPO Area

    T1 Ash (Fell, stump to remain)T1 is an Ash tree that, based on its size, was clearly planted after 1967 and therefore does not fall under historic TPO protection. The upper crown of the Ash is directly interfering with the first-order branches of the adjacent Oak, disrupting its natural crown architecture and long-term structural development. Felling is required to prevent ongoing suppression and deformation of the Oaks primary scaffold limbs. The stump must remain in place, as removal would damage the Oak?s structural root plate, which provides essential anchorage and stability.T2 Oak (Repollard)T2 is an Oak that, from its size, was evidently planted after 1967. The crown shows visible decline, with reduced vitality and dieback consistent with stress and age-related retrenchment. Repollarding is recommended to reduce biomechanical loading, slow the decline process, and retain the tree safely within its setting. This approach aligns with BS3998:2010 guidance for managing declining pollards.T3 Oak (Coppice following failure)T3 has already suffered partial failure due to a combination of structural and physiological defects. A large vertical cavity in the lower stem indicates advanced internal decay, and the loss of key structural components has left the remaining sections unstable. Bark and sapwood deterioration, combined with exposed, non-adaptive tissues, show a very low likelihood of recovery. The tree presents a clear risk of further failure, and pruning is not a viable mitigation. Coppicing is advised to reduce risk while allowing regrowth from a stable base.T4 Mimosa (Fell)T4 is a Mimosa that, based on its size, was planted after 1967 and is not visible to the wider public. The tree?s slender form and limited structural robustness make it unsuitable for long-term retention. Felling is appropriate due to its low amenity value, limited public visibility, and species-specific structural limitations.T5 Lawsons Cypress (Fell)T5 is a Lawsons

Multi stemmed and historically had significant works leading to significant wounding. The tree has deadwood throughout the canopy and the majority of primary stems has wounding and significant decay present. T1356 - Field maple - Crown reduce the tree by 1.5 m in height and crown spread. - Vitality fair - Bark included junction at 1 metre above ground level - large amounts of reactive tissue mildly mitigate likelihood of failure. The tree is 9m tall and a crown spread of 7 metres, after the reduction the tree will have a height of approx 7.5 tall and a crown spread of 5.5. metres.G2 - Mixed species (Tulip trees & Black hybrid poplars) - Reduce canopy back by 2m growing over the car park - Vitality fair - trees have deadwood throughout canopy over target areas Branches are elongated which is typical of species. The trees are currently 20 metres tall and a crown spread of 9m. After the pruning the crown spread will be approx 7m.T5099 - Dead Rowan - straight fell from ground level.

The trees are established along the roadside boundary and have developed low lateral branch growth extending over the carriageway and towards overhead telecommunications apparatus (BT/Openreach cables).The purpose of the proposed works is to provide appropriate highway clearance and maintain safe separation from overhead infrastructure, whilst retaining the overall form, health, and amenity value of the trees.A crown lift to approximately 5.6 metres above road level is proposed through the selective removal of secondary and sub-lateral branches only, with all final pruning cuts made back to the main stems where appropriate. This will achieve suitable vertical clearance for vehicles using the lane, consistent with accepted highway clearance standards.In addition, selected roadside branches will be pruned back from the overhead BT cables to achieve a minimum clearance of approximately 3 metres, reducing the risk of future contact with telecommunications infrastructure and preventing ongoing maintenance issues.The proposed works are limited and proportionate, retaining the primary canopy framework and overall appearance
