Planning conditions
  1. This application requires biodiversity net gain consideration
  2. The development hereby permitted shall be commenced within three years from the date of this permission. REASON To prevent the accumulation of planning permissions, and to enable the Council to review the suitability of the development in the light of altered circumstances and to comply with the provisions of Section 91 of the Town and Country Planning Act 1990.
  3. The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved by the Local Planning Authority: (a) Drawing No. 25-17-01, Dated October 2025, Recd On 05/06/2026 (b) Drawing No. 25-17-10K, Dated October 2025, Recd On 05/08/2026 (c) Drawing No. 25-17-11G, Dated October 2025, Recd On 05/08/2026 (d) Drawing No. 25-17-12A, Dated October 2025, Recd On 08/06/2026 REASON To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
  4. No development shall commence above slab level (excluding any demolition or site clearance works) until details of the materials to be used in the external elevations of the development have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details. REASON To ensure a satisfactory appearance of the development so as not to prejudice the visual amenities of the locality in accordance with Saved Policy EN1 of the Slough Local Plan (2004).
  5. In dealing with this application, the Local Planning Authority has worked with the applicant in a positive and proactive manner through pre-application discussions. It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
  6. No development shall commence above slab level (excluding demolition and site clearance works) until details of the proposed bin store (to include siting, design and external materials) have been submitted to and approved in writing by the Local Planning Authority. The approved bin store shall be completed prior to first occupation of the development and retained at all times in the future for this purpose. REASON In the interests of visual amenity of the site in accordance with Saved Policy EN1 of the Slough Local Plan (2004).
  7. No development shall commence above slab level (excluding demolition and site clearance works) until details of the cycle parking provision (including location, housing and cycle stand details) have been submitted to and approved in writing by the Local Planning Authority. The cycle parking shall thereafter be provided in accordance with the approved details prior to the occupation of the development and shall be retained at all times in the future for this purpose. Reason: To ensure that there is adequate cycle parking available at the site in accordance with Saved Policy T8 of The Slough Local Plan (2004), and to meet the objectives of the Slough Integrated Transport Strategy.
  8. No development shall commence above slab level (excluding demolition and site clearance works) until a plan showing a comprehensive landscaping and tree planting scheme indicating the type, density, position and planting heights of new trees and shrubs, together with the boundary treatment has been submitted to and approved by the Local Planning Authority. The approved scheme shall thereafter be implemented before the building(s) is occupied, or during the first available planting season after occupation of the building(s) and in the event of loss by death or other means, any such planting shall be replaced and maintained permanently thereafter. REASON In order to enhance and maintain the visual amenity of the completed development and to provide an overall biodiversity net gain for the site in accordance with Core Policy 9 of the Core Strategy (2008) and Paragraph 187 of the National Planning Policy Framework (2024).
  9. The development hereby permitted shall not be occupied until the EV Charging infrastructure has been constructed/installed and made available for use in accordance with the drawings and details submitted. REASON To promote the use of electric vehicles and to ensure that the site is future proofed and contributes towards the sustainability of the site and reducing carbon emissions in accordance with Core Policy 7 of the Core Strategy (2008) and Paragraph 117 of the National Planning Policy Framework (2024).
  10. Prior to first occupation of the development hereby approved, the car parking spaces shown on the approved plans shall be laid out and made available for use and the spaces shall be retained at all times for the parking of cars and for no other purpose. REASON: To ensure adequate car parking to serve the development in accordance with Saved Policy T2 of the Slough Local Plan (2004).
  11. The parking spaces shown to serve lorries/HGVs including the internal loading area within the building shall be kept free of any storage or other goods and shall be retained at all times for parking of lorries. This area shall not be infilled, enclosed or used for any other purpose, including those falling within a Class B8 use of the Use Classes Order 1987 (as amended).[DT2.1] REASON: To ensure that sufficient parking spaces are retained on site for lorries/HGVs to serve the development in accordance with Saved Policy T2 of the Slough Local Plan (2004), Core Policy 7 of the Slough Core Strategy (2008) and Paragraphs 115-117 of the National Planning Policy Framework (2024).
  12. The development hereby permitted shall be carried out in accordance with the Construction Management Plan submitted together with drawing no. 25-17-100 dated October 2025 and submitted 05/06/2026. REASON: To ensure that construction work and construction equipment on the site and adjoining land does not prejudice the free flow of traffic along the neighbouring highway and in the interests of highway safety in accordance with Core Policy 7 of the Core Strategy (2008).
  13. Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), no windows shall be formed in the rear or flank elevations of the development. REASON To protect the amenity and privacy of adjacent occupiers, including child safeguarding, in accordance with Saved Policy EN1 of the Slough Local Plan (2004) and Core Policies 8 and 11 of the Core Strategy (2008).
  14. There shall be no outside storage of goods, materials or packaging at any time. REASON In the interests of visual amenity of the site and in accordance with the objectives of Saved Policies EN1 and EMP2 of the Slough Local Plan (2004).
  15. There shall be no commercial deliveries or loading/unloading at the site outside the hours of 07:00 hours to 21:00 hours on any day. REASON To protect the amenity of residential occupiers within the vicinity of the site in accordance with Core Policy 8 of the Core Strategy (2008) and Saved Policy EN1 of the Slough Local Plan (2004).
