Planning conditions
  1. The proposed front porch extension, by reason of its excessive width, depth, scale, bulk and prominent siting on the principal elevation of this mid-terrace dwelling, would appear as a dominant and visually intrusive addition that would fail to remain subordinate to the host property. The proposal would materially disrupt the established rhythm, uniformity and visual cohesion of the terrace and wider Berners Close streetscene. The proposal would also result in the loss of a window serving the dining area resulting in a poor level of amenity for the current and future occupiers of the host dwelling. As such, the development would result in unacceptable harm to the character and appearance of the host dwelling and surrounding area, harm to the amenities of occupiers and would thus be contrary to Core Policy 8 of the Slough Core Strategy 2006-2026, Policies H15, EN1 and EN2 of the Slough Local Plan (2004), the Residential Extensions Guidelines SPD (2010), and the design objectives of the National Planning Policy Framework.
  2. The development hereby refused was submitted with the following plans and drawings: - Site Location and Block Plan, Drg No. DMED 6-26(4) - Existing and Proposed Ground Floor Plans, Drg No. DMED 6-26(1A) - Existing and Proposed Elevations, Drg No. DMED 6-26(3)
  3. It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
  4. against the decision of Slough Borough Council to refuse to grant planning permission
