Planning conditions
  1. The proposed single storey rear extension by reason of its overall size and positioning, would create a situation that would result in harm to the residential amenities of the occupiers of 30 Long Furling Drive contrary to Policies H15, EN1 and EN2 of the Slough Local Plan (Saved Policies), as it would result in a harmful sense of enclosure and compromise the ability of the neighbouring occupiers to enjoy their private amenity space. The plans also fail to demonstrate the relationship with the neighbouring ground floor rear windows No. 32, Long Furlong Drive meaning the impact on natural light to habitable rooms cannot be accurately assessed.
  2. The development would result in the loss of a significant amount of private outside amenity space, to the extent that it the remaining garden area would fail to provide sufficient space for recreational and practical activities such as play or hanging out washing. It would also fail to comply with the garden space standards for 4-bed dwellings as set out in Guidance Note EX48 of the Residential Extensions Guidance Supplementary Planning Document, and as such it is deemed that it would comprimise the abillity of the properties occupiers to enjoy their private amenity space, contrary to Policy H15 of the Slough Local Plan (Saved Policies).
  3. It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
