The proposed rear extension would result in unacceptable overbearing impact and sense of enclosure within the neighbouring rear gardens at Nos.37 and 41 Chadwick Road, and a significant overshadowing impact at No.41 Chadwick Road. The plans also fail to demonstrate the relationship with the neighbouring ground floor rear windows Nos.37 and 41 Chadwick Road meaning the impact on natural light to habitable rooms cannot be accurately assessed. The development is therefore contrary to the National Planning Policy Framework (NPPF) 2024, Core Policy 8 of The Slough Local Development Framework, Core Strategy 2006 - 2026, Development Plan Document, December 2008, Policies H15, EN1 and EN2 of The Adopted Local Plan for Slough 2004 and the Residential Extensions Guidelines, Supplementary Planning Document, Adopted January 2010.
The proposed extension would result in insufficient and poor-quality private amenity space for the host dwelling and poor outlook from the resultant rear living room windows. The proposal would therefore fail to provide good living conditions for existing and future occupiers and would be contrary to the National Planning Policy Framework 2024, Core Policy 8 of The Slough Local Development Framework, Core Strategy 2006 - 2026, Development Plan Document, December 2008 Policies EN1 and H14 of The Adopted Local Plan for Slough 2004 and the Residential Extensions Guidelines, Supplementary Planning Document, Adopted January 2010.
