The proposed extensions, by virtue of their design, siting, height, width, depth, massing, bulk and overall scale, would fail to respect the design and character of the host dwelling. In particular, the wedge shaped side extension with a splayed flank wall together with the incongruous roof form and roof pitch, fails to respect the design of the existing dwelling and would adversely affect the character of the streetscene given its prominent and exposed location close to the junction with St Georges Crescent. Furthermore, the provision of a front porch and relocation of the main entrance to the elevation facing the highway would be incongruous in the streetscene and fail to respect the established character and pattern of development. The proposals are contrary to DP1-DP3, EX14, EX20 and Paragraphs 5.19-5.22 of the Residential Extensions Guidelines SPD (2010), Saved Policies EN1 and H15 of the Slough Local Plan (2004), Core Policy 8 of the Core Strategy (2008) and contrary to Policy DP3 of the National Planning Policy Framework (2026).
Planning permission cannot be granted for this proposal as the plans are inconsistent and therefore it is not possible to verify whether the development would comply with the policies in the development plan.
It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
