Planning conditions
  1. The development hereby permitted shall be commenced within three years from the date of the original planning permission (P/21030/000), which was granted on 11/05/2026. REASON: To prevent the accumulation of planning permissions, and to enable the Council to review the suitability of the development in the light of altered circumstances and to comply with the provisions of Section 91 of the Town and Country Planning Act 1990.
  2. The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved unless otherwise agreed in writing by the Local Planning Authority. (a) Drawing No. P.M.000, Dated 25/06/2025, Rec’d On 18/03/2026 (b) Drawing No. P.M.100, Dated 25/06/2025, Rec’d On 18/03/2026 (c) Drawing No. P.M.200, Dated 25/06/2025, Rec’d On 18/03/2026 (d) Drawing No. P.M.300, Dated 25/06/2025, Rec’d On 18/03/2026 (e) Drawing No. P.M.400 G, Dated 25/06/2026, Rec’d On 01/06/2026 (f) Drawing No. P.M.500 F, Dated 25/06/2026, Rec’d On 01/06/2026 (g) Drawing No. P.M.600 H, Dated 25/06/2026, Rec’d On 05/08/2026 REASON: To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
  3. All new external work shall be carried out in materials that match as closely as possible the colour, texture and design of the existing building at the date of this permission. REASON: To ensure a satisfactory appearance of the development so as not to prejudice the visual amenities of the locality in accordance with Policy EN1 and EN2 of The Adopted Local Plan for Slough 2004 and Core Policy 8 of the Core Strategy.
  4. Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), no windows shall be formed in the eastern or western flank elevations of the extensions without the prior written approval of the Local Planning Authority. REASON: To ensure the development does not have a detrimental impact upon the privacy of the occupiers of 2 and 6 Seacourt Road, in accordance with Policies EN1, EN2 and H15 of the Slough Borough Local Plan 2004 and Paragraph 2.2.1 and guidance notes DP7 and EX30 of the Residential Extensions Guidance Supplementary Planning Document (2010).
  5. The first-floor northern front elevation bathroom window, the first-floor eastern side elevation en-suite window and the ground floor east elevation shower room and utility room windows within the eastern side elevation of the side extension shall be glazed with obscure glass, and be non-opening below a height of 1.7m above first floor level. The windows within the eastern side elevation door shall also be obscure glazed and be non-opening below a height of 1.7m above first floor level. These windows shall thereafter be maintained as such unless first agreed with the Local Planning Authority. REASON: To ensure the development does not have a detrimental impact upon the residential amenities of the occupiers of the neighbouring and nearby properties in accordance with Policies EN1, EN2 and H15 of the Slough Borough Local Plan 2004 and Paragraph 2.2.1 and guidance notes DP7 and EX30 of the Residential Extensions Guidance Supplementary Planning Document (2010).
  6. The roof area of the single storey rear extension hereby permitted shall not be used as a balcony, roof garden or other amenity area. REASON: To minimise any loss of privacy to occupiers of adjoining residential properties in accordance with Core Policy 8 of The Slough Local Development Framework, Core Strategy 2006 – 2026, Development Plan Document, December 2008 and Policy H15 of The Adopted Local Plan for Slough 2004.
  7. The car parking shown on the proposed site plan drawings (ref: P.M.400 G) shall be implemented prior to the substantial completion of the extension hereby approved. REASON: To ensure that the proposal does not result in insufficient parking provisions for the occupiers of the application property or potential highway safety concerns caused by the displacement of vehicles onto the highway, in accordance with Policies T2 of the Adopted Local Plan for Slough (2004) and Core Policy 7 of the Slough Local Development Framework, Core Strategy 2006 – 2026.
  8. It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
