The development hereby permitted shall be commenced within three years from the date of this permission. REASON To prevent the accumulation of planning permissions, and to enable the Council to review the suitability of the development in the light of altered circumstances and to comply with the provisions of Section 91 of the Town and Country Planning Act 1990.
The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved by the Local Planning Authority: (a) Dwg No. MAAP PL-100 – Location And Block Plan, recd on 18/03/2026 (b) Dwg No. MAAP PL-200 – Existing Floor Plans, recd on 18/03/2026 (c) Dwg No. MAAP PL-400 – Existing Elevations, recd on 18/03/2026 (d) Dwg No. MAAP PL-201 – Proposed Floor Plans, recd on 18/03/2026 (e) Dwg No. MAAP PL-401 – Proposed Elevations, recd on 18/03/2026 (f) Design and Access Statement, recd on 18/03/2026 (g) Noise and Odour Impact Assessment, recd on 18/03/2026 REASON To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
The machinery, plant or equipment installed or operated in connection with the carrying out of this permission shall be so enclosed and/or attenuated that noise therefrom does not, at any time, increase the ambient equivalent noise level when the plant, etc. is in use at any adjoining or nearby premises in separate occupation. REASON: To ensure that plant/machinery/building is adequately soundproofed, operated and maintained in the interests of the amenities of the occupiers of adjacent residential property or the occupiers of nearby premises in accordance with Core Policy 8 of the Slough Core Strategy.
The machinery, plant or equipment installed or operated in connection with the carrying out of this permission shall be maintained in accordance with manufacturers’ instructions with respect to system maintenance and cleaning and best practicable means shall be employed to ensure the dispersal of fumes and odours is minimised. REASON: To protect the occupiers of the adjoining dwellings and businesses from nuisance effects in the interests of local amenity and accordance with Core Policy 8 of the Local Development Framework Core Strategy 2006-2026.
Measures for the disposal of fats, oils and grease, installation of fat trap(s), the collection of waste oil by a contractor, particularly to recycle for the production of bio diesel (in line with best practice guidance) shall be implemented on site prior to the operation/use of the flue commencing and shall be retained and maintained in perpetuity. REASON: To protect the occupiers of the adjoining dwellings and businesses from nuisance effects in the interests of local amenity and accordance with Core Policy 8 of the Local Development Framework Core Strategy 2006-2026 and the National Planning Policy Framework.
It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.

The current approval does not confer planning permission for the modification, erection or display of advertising signage, which would be subject to a separate advertisement application.
The applicant is reminded that the use of the site principally as a hot food takeaway would not fall within Use Class E of Part A, Schedule 2 of The Town and Country Planning (Use Classes) Order 1987 (as amended); such a use would require planning permission.
