Planning conditions
  1. The development hereby permitted shall be commenced within three years from the date of this permission. REASON To prevent the accumulation of planning permissions, and to enable the Council to review the suitability of the development in the light of altered circumstances and to comply with the provisions of Section 91 of the Town and Country Planning Act 1990.
  2. The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved by the Local Planning Authority: (a) Drawing No. Site Location Plan, Undated, Recd On 24/03/2026 (b) Drawing No. AKBAR/PLAN/002, Dated 09/03/2026, Recd On 11/03/2026 (c) Drawing No. AKBAR/PLAN/003, Dated 09/03/2026, Recd On 11/03/2026 (d) Drawing No. AKBAR/PLAN/004, Dated 09/03/2026, Recd On 11/03/2026 REASON To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
  3. All new external work shall be carried out in materials that match as closely as possible the colour, texture and design of the existing building at the date of this permission. REASON To ensure a satisfactory appearance of the development so as not to prejudice the visual amenities of the locality in accordance with Policy EN1 of The Adopted Local Plan for Slough 2004.
  4. Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), no windows shall be formed in the flank elevations of the development. REASON To protect the amenity and privacy of adjacent occupiers in accordance with Policy H15 of The Adopted Local Plan for Slough 2004.
  5. The extension and garage conversion hereby permitted shall be used only in conjunction with the existing house and shall not be sub-divided or used in multiple occupation. REASON To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area, which may occur if the property is sub-divided or used in multiple occupation.
  6. Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), Schedule 2, Part 1, Classes A, B, C & E, no extension to the house hereby permitted or buildings or enclosures shall be erected, constructed or placed. REASON The rear garden is considered to be only just adequate for the amenity area appropriate for houses of the size proposed. It would be too small to accommodate future development(s) which would otherwise be deemed to be permitted by the provision of the above order in accordance with Policy H14 of The Adopted Local Plan for Slough 2004. The provision of any further bedrooms would also result in inadequate parking provision for this site.
  7. Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), the outbuilding hereby permitted shall only be used for domestic purposes ancillary to the enjoyment of the main dwelling. The outbuilding shall not be used as separate self-contained residential accommodation or for any industrial, commercial or business use. REASON To protect the amenities of the adjoining occupiers and the character of the area in accordance with Core Policies 4 and 8 of the Slough Local Development Framework, Core Strategy 2006 – 2026, Development Plan Document, December 2008 and the Slough Local Development Framework, Residential Extensions Guidelines, Supplementary Planning Document, January 2010.
  8. It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
  9. The development shall be carried out in accordance with the Flood Resilience Measures set out in Section 5.2 of the submitted Flood Risk Assessment, carried out by Liska Environmental, dated March 2026, and the finished floor levels of the extension and the outbuilding shall be no lower than the floor levels stated in Section 5.3 of the FRA. REASON: To ensure that the development is resilient to flood risk and that future occupiers of the site would be safe in the event of flooding in accordance with Core Policy 8 of the Core Strategy and Paragraphs 176 and 181 of the National Planning Policy Framework (2024).
