The proposed two-storey side/rear extension, by virtue of its depth, width, height, massing and bulk, would fail to appear as a subservient addition to the host dwelling and, in particular, the excessive depth would appear out of character in the streetscene. Furthermore, the juxtaposition of the roof form where it meets the existing rear projection would appear incongruous and contrived in visual terms. The proposals are therefore contrary to DP3 and EX26-EX31 (inclusive) of the Residential Extensions Guidelines SPD (2010), Saved Policies EN1, EN2 and H15 of the Slough Local Plan (2004), Core Policy 8 of the Slough Core Strategy (2008) and Paragraphs 131 and 135 of the National Planning Policy Framework (2024).
It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.

The proposals, by virtue of the proposed positioning, depth, height, massing, bulk and position of openings, would result in undue impacts to the outlook of the first-floor rear window of No.50 High Street, as well as reducing their levels of sunlight and daylight, and would also result in undue overlooking of No.58 High Street to the north. In the absence of sufficient information, including a Daylight/Sunlight Assessment, the LPA cannot be certain that the proposals would not reduce the amenity of neighbouring properties to levels below that which they could reasonably expect to enjoy. The proposals are therefore contrary to DP6-DP8 (inclusive) and EX30 of the Residential Extensions Guidelines SPD (2010), Saved Policies EN1, EN2 and H15 of the Slough Local Plan (2004), Core Policy 8 of the Core Strategy (2008) and Paragraph 135 f) of the National Planning Policy Framework (2024).
