  1. The proposals would overwhelm the original dwelling and fail to respect the original form, design and character of the building. In particular, the proposed first-floor rear extension, by virtue of its height, depth, width, positioning, design, massing and bulk, would appear as an unduly prominent and incongruous addition to the dwellinghouse. The proposals are therefore contrary to DP3, EX5, EX6, EX7, EX12, EX20, EX26, EX27 and EX28 of the Residential Extensions Guidelines SPD (2010), Saved Policies EN1, EN2 and H15 of the Slough Local Plan (2004), Core Policy 8 of the Core Strategy (2008) and Paragraphs 131 and 135 of the National Planning Policy Framework (2024).
  2. Planning permission cannot be granted for this proposal as the plans are inconsistent and therefore it is not possible to verify whether the development would comply with the policies in the development plan.
  3. It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
