The proposed extensions, by virtue of their positioning, height, width, depth, massing and bulk, individually and when considered in conjunction with the ‘permitted development’ schemes applied for, would fail to appear visually subordinate to the host dwelling and would instead overwhelm the original house. Furthermore, the proposed side extension would fail to provide an adequate gap to the flank boundary and would likely result in a terracing effect. The proposals are contrary to DP3, EX11, EX12, EX13, EX26 and EX27 of the Residential Extensions Guidelines SPD (2010), Saved Policies EN1, EN2 and H15 of the Slough Local Plan (2004), Core Policy 8 of the Core Strategy (2008) and contrary to Paragraphs 131 and 135 of the National Planning Policy Framework (2024).
It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
