Planning conditions
  1. The proposed extensions by virtue of their design, positioning, height, scale, depth, width, massing and bulk, would result in poorly designed additions with a lack of spacing to the boundary that may lead to a terracing effect with No.73 Seacourt Road. The proposals would significantly reduce the existing spacious character that exists between these two dwellings. As such, the proposals are contrary to EX11, EX12 and EX13 of the Residential Extensions Guidelines SPD (2010), Saved Policies EN1, EN2 and H15 of the Slough Local Plan (2004) and contrary to Paragraph 131 of the National Planning Policy Framework (2024).
  2. The proposed extensions, by virtue of their positioning, height, width, depth, massing and bulk, and proximity to the shared boundary with No.73 Seacourt Road, would result in significant loss of outlook from the kitchen window, as well as significant loss of sunlight and daylight. In the absence of information to the contrary, the proposals would unduly affect the amenity of No.73 Seacourt Road, reducing their amenity to levels below that which they could reasonably expect to enjoy. The proposals are therefore contrary to Saved Policies EN1, EN2 and H15 of the Slough Local Plan (2004) and contrary to Core Policy 8 of the Slough Core Strategy (2008).
  3. Planning permission cannot be granted for this proposal as the plans are inconsistent and therefore it is not possible to verify whether the development would comply with the policies in the development plan.
  4. It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
