Planning conditions
  1. The proposed hip to gable and rear dormer roof extension would by reason of their combined scale, form and design, result in a dominant and incongruous form of roof development which would fundamentally alter the established hipped roof form of the original dwelling and unbalance the pair of semi-detached dwelling it forms a part of. The proposal would fail to appear subordinate to the host property and would cause unacceptable harm to the character and appearance of the dwelling and wider street scene, particularly having regard to the prominent corner plot location. In particular, the proposal conflicts with guidance EX33 and EX34 of the Residential Extensions Guidelines Supplementary Planning Document. The proposal is therefore contrary to the National Planning Policy Framework 2026, Core Policy 8 of the Slough Core Strategy 2006-2026, Policies H15, EN1 and EN2 of the Local Plan for Slough 2004 and Design Principles DP1, DP2 and DP3 together with guidance EX33 and EX34 of the Residential Extensions Guidelines Supplementary Planning Document.
  2. The development hereby refused was submitted with the following plans and drawings: - Site Location Plan - Block Plan - Existing and Proposed Ground Floor Plan, Drg No. 101/Bro/01 - Existing Elevations, Drg No. 101/Bro/02 - Proposed Elevations, Drg No. 101/Bro/03 - Existing First Floor and Roof Plans, Drg No. 101/Bro/04 - Proposed First and Loft Floor Plans, Drg No. 101/Bro/05 - Proposed Roof Plan, Drg No. 101/Bro/06 - Design and Access Statement and Planning Supporting Statement
  3. It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
