Planning conditions
  1. The proposed outbuilding, by virtue of its positioning, footprint, height, scale, width, depth, massing and bulk, together with the other extensions to the house previously permitted which are extant, would fail to appear visually subordinate to the host dwelling and would instead dominate the site, resulting in a substantial loss of external amenity space and a resultant cramped appearance to the site. The proposal is considered to be signifcantly harmful to the character and appearance of the area, including by virtue of the proximity to neighbouring properties, and it would make it difficult to resisit similar proposals which are not demonstrably required for ancillary purposes. As such, the proposals are contrary to EX38 and EX39 of the Residential Extensions Guidelines SPD (2010), Saved Policies EN1, EN2 and H15 of the Slough Local Plan (2008), and Core Policy 8 of the Slough Core Strategy (2008), all of which refer to development needing to achieve high-quality design having regard to matters such as the relationship with the existing dwelling.
  2. It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
