The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved unless otherwise agreed in writing by the Local Planning Authority. (a) Existing Drawings, Drawing No. 31-25-16 Rev C, Dated 05/2026, Received 12/06/2026 (b) Design and Access Statement, Received 12/06/2026 REASON To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
The use hereby permitted shall not be open to members of the public / customers outside the hours of 0900 hours to 2300 hours on Mondays to Fridays, 0900 hours to 2300 hours on Saturdays, and 0900 hours to 2100 hours on Sundays and Bank/Public Holidays. REASON To protect the amenity of residents within the vicinity of the site in accordance with Policy EN1 of The Adopted Local Plan for Slough 2004 and Core Policy 8 of the Core Strategy 2008.
No vehicles for delivery purposes may arrive, depart, be loaded or unloaded within the general site except between the hours of 08:00 and 18:00 Mondays to Fridays, and 08:00 and 13:00 hours on Saturdays, Sundays and Bank Holidays. REASON To protect local residents from excessive noise in accordance with Core Policy 8 of the Core Strategy 2008.
It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
The current approval does not confer planning permission for the modification, erection or display of advertising signage, which would be subject to a separate advertisement application.
Notwithstanding the information in the approved plans and subject to the provisions within the relevant conditions set out in this planning permission, the following specified land uses under Class E (Commercial) are permitted within the specified floorspace: a) retail, other than hot food; b) food and drink; c) professional services; d) indoor sport, recreation or fitness; e) Medical or health services; f) Creche, day nursery or day centre; and g) light industrial, office and research (without detriment to residential areas). As set out in Class E, Part 3, Schedule 2 of the General Permitted Development Order 2015 (as amended) or the provisions of the relevant Class/Part upon implementation, this permission benefits from a period during which changes of use of the above specified floorspace between uses Class E as set out in the description of development may take place without the need for further planning permissions. Permitted development under Class MA, Part 3, Schedule 2, (General Permitted Development) (England) Order 2015 to change Class E to Class C3 (residential) are removed. REASON: To ensure the uses are compatible with the adjoining land uses and to ensure that the amenity of occupiers residing in surrounding residential properties would be safeguarded in accordance with policies Core Policies 1, 5 and 6 of the Slough Local Development Framework Core Strategy 2006-2026, and the guidance contained in the Council’s Developer’s Guide Part 4 (2008) and the National Planning Policy Framework (2024).
Proposals for external security shutters will not be permitted within this town centre area. Consideration should instead be given to the installation of internal lattice grilles, or the use of painted designed shutters. REASON In accordance with Policy S18 of the Local Plan (2004).
