The site is on a prominent corner site and the proposal would introduce a two storey development in front of the established building line. As a result of its siting, scale, massing and bulk the proposal would appear unacceptably dominant in relation to the existing house and would result in the loss of the visual open space to the side of the property to the detriment of the character and visual amenities of the area. The proposal would therefore be contrary to the National Planning Policy Framework in particular paragraphs 131, 135, and 139, to Slough Borough Council’s Core Strategy (2008) Policy 8, saved Policies H14, H15, EN1 and EN2 of the Adopted Local Plan for Slough (2004), and advice in the Council’s Residential Extensions Guidelines Supplementary Planning Document (2010) in particular Policies DP1, DP3 and EX12.
It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.

The development fails to provide off-street car parking in accordance with the Council's adopted standards and would in turn result in additional on street pavement parking which would obstruct access, turning heads, visibility splays, or obstruct access by emergency vehicles which would be detrimental to safety for users of the highway including pedestrians. Furthermore the Council would find it difficult to resist similar proposal further exacerbating the identified harm. The proposal is therefore contrary to Slough Borough Council Policy T2 of the Local Plan (2004), Core Policy 7 of the Core Strategy (2008) and is refused in accordance with paragraph 116 of the National Planning Policy Framework 2024.
