The development hereby permitted shall be commenced within three years from the date of this permission. REASON: To prevent the accumulation of planning permissions, and to enable the Council to review the suitability of the development in the light of altered circumstances and to comply with the provisions of Section 91 of the Town and Country Planning Act 1990.
The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved unless otherwise agreed in writing by the Local Planning Authority. (a) Drawing No. FBRS PL-100 A, Dated 05/04/2026, Rec’d on 31/07/2026 (b) Drawing No. FBRS PL-200, Dated 05/04/2026, Rec’d on 10/06/2026 (c) Drawing No. FBRS PL-201 A, Dated 05/04/2026, Rec’d on 31/07/2026 (d) Drawing No. FBRS PL-400, Dated 05/04/2026, Rec’d on 10/06/2026 (e) Drawing No. FBRS PL-401 A, Dated 05/04/2026, Rec’d on 31/07/2026 REASON: To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
All new external work shall be carried out in materials that match as closely as possible the colour, texture and design of the existing building at the date of this permission. REASON: To ensure a satisfactory appearance of the development so as not to prejudice the visual amenities of the locality in accordance with Policy EN1 and EN2 of The Adopted Local Plan for Slough 2004 and Core Policy 8 of the Core Strategy.
The first-floor bathroom window within the north-eastern rear elevation of the two story side extension, shall be glazed with obscure glass, and non-opening below a height of 1.7m above first floor level. It shall thereafter be maintained as such unless first agreed with the Local Planning Authority. REASON: To ensure the development does not have a detrimental impact upon the residential amenities of the occupiers of the neighbouring and nearby properties in accordance with Policies EN1, EN2 and H15 of the Slough Borough Local Plan 2004 and Paragraph 2.2.1 and guidance notes DP7 and EX30 of the Residential Extensions Guidance Supplementary Planning Document (2010).
The development shall be implemented in accordance with the surface water drainage recommendations within the submitted ‘Revised Flood Risk Assessment and Surface Water Drainage Strategy’, prepared by Arcadia Designs Group Ltd, dated August 2026, received 03/08/2026, and shall be retained thereafter. REASON: To ensure adequate discharge of surface water and Sustainable Urban Drainage has been considered in accordance with CP8 of the Core Strategy 2008
It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
6. Prior to the commencement of development hereby approved, the following details shall be submitted to and approved in writing by the Local Planning Authority: • A plan showing the finished floor levels in relation to the estimated flood levels of the site, • A plan showing all relevant levels, such as external ground levels, finished floor levels and levels of mitigation to be incorporated (including height of mater resistant materials and electrical fittings) in relation to Ordnance Datum, • A statement to confirm what flood resistant materials and extra flood resistance and resilience measures will be incorporated up to a height of at least 600mm above the estimated flood level. The details shall stand in compliance with British Standard 851188-1:2019+A1:2021. Guidance at Construction Industry Research and Information Association (CIRIA) Property Flood Resilience Code of Practice. The flood resistant materials and extra flood resistance and resilience measures shall be incorporated into the development hereby approved before completion of the development and retained at all times. REASON: To ensure the development and it’s occupiers will not be places at unnecessary risk of flooding or the harmful consequences of flooding, in accordance with Paragraphs 176 and 181 of the National Planning Policy Framework, the Environment Agency’s advice on flood risk assessments and Policy CP8 of the Slough Core Strategy 2008
Notwithstanding the terms and provisions of the Town & Country Planning General Permitted Development Order 2015 (as amended) (or any order revoking and re-enacting that Order), Schedule 2, Part 1, Class E, no buildings or enclosures shall be erected constructed or placed on the site without the express permission of the Local Planning Authority. REASON The rear garden(s) are considered to be only just adequate for the amenity area appropriate for houses of the size proposed. It would be too small to accommodate future development(s) which would otherwise be deemed to be permitted by the provision of the above order in accordance with Policy H14 of The Local Plan for Slough 2004.
