The application fails to show clearly and precisely what works would be required to construct the proposed hip-gable roof extension due to inaccuracies within the existing plans which do not present an accurate representation of the roof and eaves. This ambiguity in information means it is unclear what works are involved and whether the proposed addition would require works that exceed permitted development provisions as set out within Classes B and C of Part 1, Schedule 2 of The Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). The application is therefore contrary to Section 192 of the Town and Country Planning Act and Paragraphs 005 and 006 (Ref: 17c-005-20140306 and 16c-006-20140306 respectively) of the National Planning Practice Guidance, and as such a lawful development certificate is not warranted.
2. It appears the proposed hip-gable roof extension would extend beyond the overall width of the plane of the roof which also forms the principal elevation and fronts a highway to the side and would therefore be contrary to Criteria (C) of B.1, Class B, Part 1, Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
