  1. The development hereby permitted shall be commenced within three years from the date of this permission. REASON To prevent the accumulation of planning permissions, and to enable the Council to review the suitability of the development in the light of altered circumstances and to comply with the provisions of Section 91 of the Town and Country Planning Act 1990.
  2.   3. All new external work shall be carried out in materials that match as closely as possible the colour, texture and design of the existing building at the date of this permission. REASON To ensure a satisfactory appearance of the development so as not to prejudice the visual amenities of the locality in accordance with Policy EN1 of The Adopted Local Plan for Slough 2004.
  4. The use hereby permitted shall not be used for the cooking/preparation and sale of food or be open to members of the public / customers outside the hours of 09:00 hours to 02:00 hours on Mondays – Saturday and 09:00 hours to 23:00 hours Sundays/ Bank Holidays. REASON: To accord with the terms of the application and to ensure that the use of the premises does not prejudice the quiet enjoyment by neighbouring occupiers of their dwellings by reason of noise or general disturbance in accordance with Core Policy 8 of The Slough Local Development Framework, Core Strategy 2006 - 2026, Development Plan Document, December 2008, and the National Planning Policy Framework. *CONDITION VARIED*
  5. The development shall be implemented in accordance with the recommendations of the Ventilation, Odour and Noise Assessment, Dated 29/11/2024, Received 23/01/2025 and thereafter maintained in accordance with the approved details. REASON: To ensure that the use of the premises does not prejudice the quiet enjoyment by neighbouring occupiers of their dwellings by reason of noise or general disturbance in accordance with Core Policy 8 of The Slough Local Development Framework, Core Strategy 2006 - 2026, Development Plan Document, December 2008, and the National Planning Policy Framework.
  6. It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
  7. The applicant is advised to review the bin store arrangements and implement measures such as a combination lock to prevent access to the bins by unauthorised individuals, to ensure that the Duty of Care Regulations are complied with, requiring that commercial waste produced at the premise is lawfully disposed of.
  8. The proposed businesses will require registration with the Local Authority under the Food Safety Act 1990. The proprietor of a new business is required to register with the Food and Safety Team before the business opens.   9. The applicant is advised that they will need to apply for advertisement consent for the new signage at the property.
  10. The development must be so designed and constructed to ensure that surface water from the development does not drain onto the highway or into the highway drainage system.
  11. The permission hereby granted shall not be construed as authority to obstruct the public highway by the erection of scaffolding, hoarding, skip or any other device or apparatus for which a licence must be sought from the Highway Authority.
