Planning conditions
  1. The development hereby permitted shall be commenced within three years from the date of this permission. REASON To prevent the accumulation of planning permissions, and to enable the Council to review the suitability of the development in the light of altered circumstances and to comply with the provisions of Section 91 of the Town and Country Planning Act 1990.
  2. The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved by the Local Planning Authority: (a) Drawing No. PL-01 rev. P7, dated 15.01.26 received on 15/01/2026 (b) Drawing No. PL-04 rev. P2 dated 06.06.2024 received on 06/11/2025 REASON To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
  3. Prior to the first occupation of the development hereby approved, the biodiversity improvements, including bat boxes and bird boxes as detailed in the Ecological Enhancement Plan, produced by AA Environmental Limited, dated September 2025, recd 06/11/2025 shall be incorporated into the development, and shall be retained thereafter. REASON To ensure that the ecological mitigation measures are provided, in accordance with Policy 9 of the Slough Local Development Framework Core Strategy 2006-2026 Development Plan Document and National Planning Policy Framework 2024 paragraph 187 d).
  4. Prior to the commencement of the development hereby approved, the scheme for the protection of the retained trees shall be implemented, in accordance with Arboricultural Implications Assessment produced by ROAVR Environmental, dated 8/12/2021 ver 1.0, recd 06/11/2025 and the Arboricultural Method Statement produced by ROAVR Environmental, dated 4/1/2023 ver 1.0, recd 06/11/2025. All tree protection shall be installed before the commencement of ground preparation work, and shall be retained on site until the development has been completed. REASON To protect and enhance the appearance and character of the site and locality, in accordance with Core Policy 9 (Core Strategy 2006 - 2026 (adopted December 2008).
  5. The external materials used for the development hereby approved shall be as detailed in Drawing No. PL-04 rev. P2 dated 06.06.2024 received on 06/11/2025: (a) Windows - White uPVC casement (b) Facias - white (c) Guttering - Ogee - black plastic (d) Roof tiles - Redland - Rosemary dark (e) Parking - bonded gravel - light brown (f) Paving - Stonemarket Fortuna porcelain - Silver - 600 x 600 x 20mm (g) Bricks - Wienerberger - Tuscan Red (h) Monochrome render - beige REASON To ensure a satisfactory appearance of the development so as not to prejudice the visual amenity of the locality in accordance with Policy EN1 of The Local Adopted Plan for Slough 2004
  6. The development hereby approved shall be constructed in accordance with the flood mitigation and resilience measures detailed in the flood risk assessment provided by STM Environmental, version 2.0, dated 30/04/2021, Recd 06/11/2025. The Flood Emergency Plan detailed in the STM Environmental, including registration with the EA Flood Warning Direct Service shall be implemented. REASON To prevent the risk of flooding, and mitigate the effects, in accordance with Core Policy 8 of the Slough Local Development Framework, Core Strategy (2006 - 2026) Development Plan Document, December 2008
  7. The approved scheme of landscaping, as detailed within Drawing No. PL-04 rev. P2 dated 06.06.2024 received on 06/11/2025, shall be carried out no later than the first planting season following completion of the development. Within a five year period following the implementation of the scheme, if any of the new or retained trees or shrubs should die, are removed or become seriously damaged or diseased, then they shall be replaced in the next planting season with another of the same species and size as agreed in the landscaping tree planting scheme by the Local Planning Authority. REASON In order to enhance the visual amenity of the completed development and the future viability of protected trees at the site.
  8. No part of the development shall be occupied until the new means of access has been sited and laid out in accordance with the approved plans and constructed in accordance with Slough Borough Council's Adopted Vehicle Crossover Policy. REASON In order to minimise danger, obstruction, and inconvenience to users of the highway and of the development.
  9. The scheme for parking and manoeuvring indicated on the submitted plans shall be laid out prior to the initial occupation of the development hereby permitted and that area shall not thereafter be used for any other purpose. REASON To enable vehicles to draw off, park and turn clear of the highway to minimise danger, obstruction and inconvenience to users of the adjoining highway.
  10. Prior to the first occupation of each dwelling, the residential car parking provision for the dwellings shall be provided in accordance with Drawing No. PL-04 rev. P2 dated 06.06.2024 received on 06/11/2025. REASON To ensure vehicle parking is provided and encourage up-take of electric vehicle use, in accordance with Policy T2 of the Adopted Local Plan (2004), Policies 7 and 8 of the Core Strategy 2008, the guidance contained in the Council's Developer's Guide Part 3 (2008) and the National Planning Policy Framework.
  11. Prior to the first occupation of each dwelling, refuse bin stores and secure cycle storage shall be provided in the locations show on the approved site layout plan, and they shall be maintained as such for the lifetime of the development. REASON: To ensure bin storage is provided off the street frontage, in the interests of the visual amenity of the development, and that cycle storage is provided to encourage the up-take of cycle use, in accordance with Policy T8 of the Adopted Local Plan (2004), Policies 7 and 8 of the Core Strategy 2008, the guidance contained in the Council's Developer's Guide Part 3 (2008) and the National Planning Policy Framework.
  12. The first floor level windows in the flank walls of the development hereby approved, serving the bathrooms shall be glazed with obscure glass and any opening shall be at a high level (above 1.8m) only, and shall be so maintained. REASON To minimise any loss of privacy to adjoining occupiers.
  13. Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), Schedule 2, Part 1, Classes A, AA, B and C, no extension to the house hereby permitted shall be erected constructed or placed on the site without the express permission of the Local Planning Authority. REASON To ensure a satisfactory appearance of the development so as not to prejudice the visual amenity of the locality and to provide control over additional bedroom space that could result in a demand for further car parking that would place additional pressure on protected trees at the front of the site in accordance with Policies EN1 and T2 of the Adopted Local Plan (2004), and Policies 7 and 8 of the Core Strategy 2008.
  14. Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), no windows, other than those hereby approved, shall be formed in any elevation of the development, including outbuildings, without the prior written approval of the Local Planning Authority. REASON To minimise any loss of privacy to occupiers of adjoining residential properties in accordance with Policy H15 of The Adopted Local Plan for Slough 2004.
  15. Highways informatives: (i) The applicant will need to apply to Slough Borough Council for two Dropped Kerbs prior to the commencement of the development. Details of how to make a dropped kerb application can be found at the following location: https://www.slough.gov.uk/parking-roads-travel/dropped-kerb-crossings (ii) The applicant will need to apply to the Council's Local Land Charges on 01753 875039 or email to 0350SN&N@slough.gov.uk for street naming and/or numbering of the unit/s. (iii) No water meters will be permitted within the public footway. The applicant will need to provide way leave to Thames Water Plc for installation of water meters within the site. (iv) The development must be so designed and constructed to ensure that surface water from the development does not drain onto the highway or into the highway drainage system. (v) The applicant is advised that if it is intended to use soakaways as the method of dealing with the disposal of surface water then the permission of the Environment Agency will be necessary. (vi) The permission hereby granted shall not be construed as authority to obstruct the public highway by the erection of scaffolding, hoarding, skip or any other device or apparatus for which a licence must be sought from the Highway Authority. (vii) The applicant must apply to the Highway Authority for the implementation of the works in the existing highway. The council at the expense of the applicant will carry out the required works. (viii) The applicant will need to take the appropriate protective measures to ensure the highway and statutory undertakers apparatus are not damaged during the construction of the new dwellings.
  16. This application is claiming an exemption from biodiversity net gain due to self-build.
  17. It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
