The means of access, including any alterations to existing points of access between the application site and the highway shall be formed, laid out and constructed in accordance with specifications and with such sight lines as shall be submitted in further details to be approved by the Local Planning Authority prior to the commencement of the development. REASON To ensure that the proposed development does not prejudice the free flow of traffic or conditions of general safety along the neighbouring highway.
The parking spaces and turning area shown on the deposited plan hereby approved shall be constructed before any part of the development is occupied or within such longer period as may be approved by the Local Planning Authority and shall thereafter be maintained exclusively for that purpose in a useable condition to the satisfaction of the Local Planning Authority. REASON To ensure that adequate off-street parking provision is available to serve the development and to protect the amenities of the area.
No lights shall be illuminated nor shall any operations or activities authorised or required by this permission be carried out except between the following times: 0700 - 1800 hours Mondays to Fridays 0700 - 1300 hours Saturdays. No working shall take place on Sundays or Public Holidays. REASON IN the interests of the amenity of local residents.
No external lighting shall be erected or placed on the site, unless the written permission of the Local Planning Authority has been obtained prior to installation. REASON To protect the amenities of the locality.
The machinery, plant or equipment installed or operated in connection with the carrying out of this permission shall be so enclosed and/or attenuated that noise from there does not, at any time, increase the ambient noise level when the plant, etc. is in use, as measured according to B.S. 4142: 1997, at any adjoining or nearby premises in separate occupation, or as measured outside the premises. REASON To protect the amenities of the locality.
No sound reproduction or amplification equipment (including public address systems, loudspeakers etc) which is audible outside the site boundary shall be installed or operated at the site, without the prior written approval of the Local Planning Authority. REASON In the interests of local amenity.
Surface water control measures shall be carried out in accordance with details which shall have been submitted to and approved in writing by the Local Planning Authority. REASON To prevent the increased risk of flooding and to improve water quality.
Prior to the development hereby approved commencing, the landscaped bund shown on the drawings hereby approved shall be provided using semi mature specimens. These landscaped embankments and associated planting shall be maintained and managed at all times. Any planting shall be replaced within the next available planting season if at any time any of the planting fails. REASON In the interests of the amenity of the area.
The applicant is advised to contact the Environment Agency with regards to provisions of the Water Resources Act 1991 and the Land Drainage Byelaws 1981.
The applicant is advised to note that this decision is made without the consideration of drawing number SH0540-1 Location Plan, received 08/07/2026 and this plan is not part of the Section 73 applicant and does not form any part of the decision.
Notwithstanding the provisions of the Town and Country General Development Order 1995 the total gross floorspace of the building(s) hereby permitted shall not exceed 643 square metres and no extension or alteration, either external or internal, involving an increase in floorspace including a mezzanine floor, shall be carried out without the prior permission of the Local Planning Authority. REASON To retain control over the intensification of the use on the site, particularly having regard to the provision of on-site parking and in the interests of public safety.
