- Condition 3 - External Materials - Details not approved The details submitted are unacceptable as the trigger for submission and approval of details was prior to being above the damp proof course level of the dwelling. The dwelling has been completed and therefore the condition cannot be complied with and details cannot be approved in accordance with the requirement of the wording.
- Condition 6 - Landscaping - Details not approved The details submitted in drawing number 11A_SS_PP01 are unacceptable as the proposal does not include: • Details of density and hights of proposed planting • Details of rear garden landscaping • Details of hard landscaping across the site. As a result the proposed details do not meet the requirements of the Condition and are unacceptable in light of saved policy EN3 of the Slough Local Plan 2004
- Condition 10 - Construction Management Plan - Details not approved The details submitted are unacceptable as the trigger for submission and approval of details was prior to being above the damp proof course level of the dwelling. The dwelling has been completed and therefore the condition cannot be complied with and details cannot be approved in accordance with the requirement of the wording.
- The applicant is advised to note that details under Conditions 3, 6 and 10 cannot be approved as the dwelling has been fully constructed and the trigger points for the submission and approval of details cannot be met. It is advised that a S73 planning application to vary the wording of the conditions will be required to address these issues and that the current dwelling is regarded as being unlawfully constructed at the time of this determination.
