  1. The proposed roof extension and rear extension, by virtue of its scale, massing and general design would have a detrimental impact on the character and appearance of the application property, particularly given that it’s flat roofed utilitarian design would erode any original character. It would also therefore have a detrimental impact on the character and appearance of the terrace that it belongs to and the local street-scene, contrary to the aims of Policies EN1, EN2 and H15 of the Local Plan and Core policy 8 of the Core Strategy.
  2. The proposed dwellings, by virtue their internal size, insufficient information in relation internal floor to ceiling height, lack of any outside amenity provision, and positioning above existing noise generating uses without any noise assessment, would provide poor quality residential accommodation, failing to comply with Policy H14 of the Local Plan and the NPPF.
  3.   4. It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
