The development hereby permitted shall be commenced within three years from the date of this permission. REASON To prevent the accumulation of planning permissions, and to enable the Council to review the suitability of the development in the light of altered circumstances and to comply with the provisions of Section 91 of the Town and Country Planning Act 1990.
The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved by the Local Planning Authority: (a) Drawing No. PL-01, Dated March 2026, Recd On 24/03/2026 (b) Drawing No. PL-01A, Dated March 2026, Recd On 24/03/2026 (c) Drawing No. PL-02, Dated March 2026, Recd On 24/03/2026 (d) Drawing No. PL-03, Dated March 2026, Recd On 24/03/2026 (e) Drawing No. PL-03A, Dated March 2026, Recd On 24/03/2026 (f) Drawing No. PL-05, Dated March 2026, Recd On 24/03/2026 (g) Drawing No. PL-07, Dated March 2026, Recd On 24/03/2026 (h) Drawing No. PL-08, Dated March 2026, Recd On 24/03/2026 (i) Drawing No. PL-09, Dated March 2026, Recd On 24/03/2026 REASON To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
No development shall commenced above slab level (excluding any demolition or site clearance works) until details of the external materials to be used on the development have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details. REASON To ensure a satisfactory appearance of the development so as not to prejudice the visual amenity of the locality.
Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), no further windows shall be formed in the flank elevations of the development. REASON To protect the amenity and privacy of adjacent occupiers in accordance with Policy H15 of The Adopted Local Plan for Slough 2004.
The windows at first floor level in the flank wall of the development hereby approved shall be glazed with obscure glass and any opening shall be at a high level (above 1.7m) only, and shall be so maintained in perpetuity. REASON To minimise any loss of privacy to adjoining occupiers.
No access shall be provided to the flat roof of the rear extension by way of window, door or stairway and the roof of the extension hereby approved shall not be used as a balcony or sitting-out area. REASON To preserve the amenity and privacy of neighbouring residential occupiers.
No development shall commence (excluding demolition and site clearance works) until details of the proposed bin store (to include siting, design and external materials) have been submitted to and approved in writing by the Local Planning Authority. The approved store shall be completed prior to first occupation of the development and retained at all times in the future for this purpose. REASON In the interests of visual amenity of the site in accordance with Policy EN1 of The Adopted Local Plan for Slough 2004.
Development shall not commence until (excluding demolition and site clearance works) details of the cycle parking provision (including location, housing and cycle stand details) have been submitted to and approved in writing by the Local Planning Authority. The cycle parking shall be provided in accordance with these details prior to the occupation of the development and shall be retained at all times in the future for this purpose. REASON To ensure that there is adequate cycle parking available at the site in accordance with Policy T8 of The Local Plan for Slough 2004, and to meet the objectives of the Slough Integrated Transport Strategy.
Prior to first occupation of the development hereby approved, the car parking spaces shown on the approved plans shall be laid out and made available for use and the spaces shall be retained at all times for the parking of cars and for no other purpose. REASON To ensure adequate car parking to serve the development in accordance with Policy T2 of the adopted Local Plan for Slough 2004.
In dealing with this application, the Local Planning Authority has worked with the applicant in a positive and proactive manner through pre-application discussions. It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
