The development hereby permitted shall be commenced within three years from the date of this permission. REASON To prevent the accumulation of planning permissions, and to enable the Council to review the suitability of the development in the light of altered circumstances and to comply with the provisions of Section 91 of the Town and Country Planning Act 1990.
The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved by the Local Planning Authority: (a) Location Plan, Dated 12/03/2026, Received 12/03/2026 (b) Drawing No. PL-110, Proposed Site Plan Rev B, Dated 24/03/2026, Received 24/03/2026 (c) Drawing No. PL-250, Proposed Floor Plans Rev C, Dated 24/03/2026, Received 24/03/2026 (d) Drawing No. PL-450, Proposed Elevation Rev C, Dated 24/03/2026, Received 24/03/2026 (e) Drawing No. PL-451, Proposed Streetscape Rev C, Dated 24/03/2026, Received 24/03/2026 (f) Drawing No. PL-251B, Proposed Roof Plan Rev B, Dated 24/03/2026, Received 24/03/2026 REASON To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
All new external work shall be carried out in materials that match as closely as possible the colour, texture and design of the existing building at the date of this permission. REASON To ensure a satisfactory appearance of the development so as not to prejudice the visual amenities of the locality in accordance with Policy EN1 of The Adopted Local Plan for Slough 2004.
Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), no windows, other than those hereby approved, shall be formed in the flank elevation of the development. REASON To minimise any loss of privacy to occupiers of adjoining residential properties in accordance with Policy H15 of The Adopted Local Plan for Slough 2004.
It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
The window(s) to be created in the flank elevation shall be glazed in obscure glass and shall be non-opening below a height of 1.7 metres measured from the internal finished floor level. The window(s) shall not thereafter be altered in any way without the prior written approval of the Local Planning Authority. REASON To minimise any loss of privacy to adjoining occupiers in accordance with Policy H15 of The Adopted Local Plan for Slough 2004.
Prior to commencement of development, the following works shall be undertaken in accordance with the submitted Preliminary Ecology Assessment, Prepared by Coyne Environmental Limited, Dated 09/2025, Received 12/12/2025 (as per the approved P/05108/005) to ensure any existing ecology and wildlife of the site is managed to conserve as much as practical. REASON To ensure any ecology and/or wildlife is managed in accordance with Core Policy 9 of the Core Strategy 2008.
