The proposals, by virtue of their design, positioning, height, width, depth, massing, bulk, roof form and relationship to neighbouring properties would fail to respect the design, scale and character of the existing dwelling. Furthermore, the proposals would substantially erode the open and spacious character of this corner plot location, adversely affecting the character of the streetscene and local area, not least through the provision of an incongruous crown roof. The proposals would also adversely affect the outlook and access to sunlight & daylight at No.80 Mead Avenue. The proposals are therefore contrary to Saved Policies EN1, EN2 and H15 of the Slough Local Plan (2004), Core Policy 8 of the Core Strategy (2008), DP3, DP6, DP7, EX11, EX26, EX31 and EX33 of the Residential Extensions Guidelines SPD (2010) and contrary to Paragraphs 131 and 135 of the National Planning Policy Framework (2024).
Planning permission cannot be granted for this proposal as the plans are inconsistent and therefore it is not possible to verify whether the development would comply with the policies in the development plan.
It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
