The development hereby permitted shall be commenced within three years from the date of this permission. REASON To prevent the accumulation of planning permissions, and to enable the Council to review the suitability of the development in the light of altered circumstances and to comply with the provisions of Section 91 of the Town and Country Planning Act 1990.
The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved by the Local Planning Authority: (a) Location Plan @ 1:1250, Recd on 03/12/2025. (b) Drawing No. rpf1421sht1b, Recd on 03/12/2025. (c) Drawing No. rpf1421sht2a, Recd on 03/12/2025. (d) Drawing No. rpf1421sht3a, Recd on 03/12/2025. (e) Drawing No. rpf1421sht4a, Recd on 03/12/2025. (f) Drawing No. rpf1421sht5a, Recd on 27/02/2026. REASON To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
All new external work shall be carried out in materials as stated on the submitted application form. REASON To ensure a satisfactory appearance of the development so as not to prejudice the visual amenities of the locality in accordance with Policy EN1 of The Adopted Local Plan for Slough 2004.
Within 3 months of the completion of the development hereby approved the landscaping scheme shown on Drawing No. rpf1421sht5a, Recd on 27/02/2026 shall be implemented. Any tree, plant, hedge, shrub etc. forming part of the approved landscaping scheme shall be replaced with an equivalent of the same size, age and height if it is removed for any reason, or becomes diseased or damaged, within a period of 5 years from first planting. REASON In the interests of the visual amenity of the area and in accordance with Policy EN1 of The Adopted Local Plan for Slough 2004 and in the interests of biodiversity in accordance with Core Policy 9 of the Slough Core Strategy (2008).
Notwithstanding detail shown on the plans hereby approved, all access to the development shall be in accordance with Approved Document M (Part M) of the UK Building Regulations and such access shall be maintained for the life of the buildings. REASON Because of the particular needs of the users of the development and to ensure the development is safe, accessible and adaptable in accordance with Core Policy 8 of the Slough Local Development Framework, Core Strategy (2006 – 2026) Development Plan Document, December 2008.
It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
