  1. The development hereby permitted shall be commenced within three years from the date of this permission.   3. Samples of external materials to be used on the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority before the scheme is commenced on site and the development shall be carried out in accordance with the details approved. REASON: To ensure a satisfactory appearance of the development so as not to prejudice the visual amenity of the locality in accordance with Policy EN1 of The Local Plan for Slough 2004.
  4. No part of the development shall be occupied until car parking spaces for the proposed dwellings have been laid out and made available in accordance with the approved plans. The parking spaces shall thereafter be maintained for the parking of cars in connection with the residential use of the site. REASON: In the interests of ensuring that the use benefits from satisfactory car parking provision in the interests of the amenities of the area in accordance with Core Policy 7 of the Slough Local Development Framework, Core Strategy 2006-2026, Development Plan Document, December 2008.
  5. Prior to the first occupation of each unit, the residential car parking provision for the unit shall be provided, to include a 1 electric vehicle charge point per dwelling – and a total of 2 electric vehicle charging points. The residential electric vehicle charging points must have a ‘Type 2’ socket and be rated to at least 3.6kW 16amp 0 7kW 30amp single phase, in accordance with details that have first been submitted to and approved in writing by the Local Planning Authority. REASON: To ensure vehicle parking is provided and encourage up-take of electric vehicle use, in accordance with Policy T2 of the Adopted Local Plan (2004), Policies 7 and 8 of the Core Strategy 2008, the guidance contained in the Council’s Developer’s Guide Part 3 (2008) and the National Planning Policy Framework.
  6. Prior to the commencement of the development hereby approved, a Construction Management Plan shall be submitted to and approved in writing by the Local Planning Authority. The Construction Management Plan shall include the following details: a) A site set up plan displaying hoarding/fencing extents, vehicle and pedestrian access points during construction, provision for storage of materials, waste and recycling facilities/areas, contractor parking, turning space for construction vehicles, unloading area for deliveries, site office and wheel cleaning facilities during the construction period. b) Construction vehicles and to comply with Euro VI Emissions Standard as a minimum and machinery to comply with Table 10 of the Low Emissions Strategy Guidance. c) Delivery hours and working hours. Deliveries shall be made outside peak hours of 0800 – 0900 and 1700 – 1800, and outside of 1430 – 1530 where the development is located in proximity to a school. d) Details of traffic management measures to control deliveries to site and pedestrian movements on footways in proximity to the site in order to minimise the impact of construction on the safe operation of the surrounding highway network. e) Vehicle routing plan for HGVs. HGVs shall avoid weight restrictions and AQMAs and local schools at collection/drop off time. f) Details of dust control measures and wheel washing facilities to be provided on site. g) Confirmation of whether any abnormal loads will be required for the construction or demolition. If so, the LHA must be notified of any abnormal loads at the following location: https://www.slough.gov.uk/licences-permits/abnormal-loads/1. REASON: To ensure the development does not result in highway safety or neighbouring amenity impacts during construction, in accordance with Policy H15 of The Adopted Local Plan for Slough 2004 and Core Policy 7 of the Slough Local Development Framework, Core Strategy 2006-2026, Development Plan Document, December 2008.
  7. Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), no windows /dormer windows other than expressly authorised by this permission shall be constructed in both dwellings without the express written permission of the Local Planning Authority. REASON: To protect the amenity and privacy of adjacent occupiers in accordance with Policy H15 of The Adopted Local Plan for Slough 2004.
  8. Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), Schedule 2, Part 1, Classes A, B and C, no extensions, enlargements, or alterations to either dwelling hereby permitted shall be erected without the express written permission of the Local Planning Authority. REASON: To protect the amenity and privacy of adjacent occupiers and to ensure the parking provsion is appropriate in accordance with Policy H15 and T2 of The Adopted Local Plan for Slough 2004.
  9. Notwithstanding the terms and provisions of The Town and Country Planning (General Permitted Development) (England) Order 2015 (or any order revoking and re-enacting that Order), Schedule 2, Part 2, Class A, no gate shall be installed over / within the vehicular entrance to the site from Bath Road without the express written permission of the Local Planning Authority. REASON: To protect the visual amenity of the site and the local street scene, in accordance with Policy EN1 of the Adopted Local Plan for Slough 2004, and to prevent vehicles from backing up onto and causing obstruction of the highway, in accordance with Policy T2 of the Adopted Local Plan for Slough 2004.
  10. The soft landscaping details including paving and tree and shrub type, density, position and planting heights as shown on ‘detailed planting plan & schedule, Drawing No: 10659-PP-02 P1, hereby approved shall be carried out no later than the first planting season following completion of the development. Within a five year period following the implementation of the scheme, if any of the new or retained trees or hedges and shrubs should die, are removed or become seriously damaged or diseased, then they shall be replaced in the next planting season with another of the same species and size as agreed in the landscaping tree planting scheme by the Local Planning Authority. REASON: To ensure a satisfactory appearance of the development so as not to prejudice the visual amenities of the locality in accordance with EN1 and EN3 of The Adopted Local Plan for Slough 2004.
  11. The development hereby approved shall not be occupied until details of all hard landscaping works have been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall thereafter be carried out within 3 months of the completion of the development. REASON: In the interests of the visual amenity of the area and accordance with Policy EN3 of The Adopted Local Plan for Slough 2004.
  12. During the demolition / construction phase of the development hereby permitted, no work shall be carried out on the site outside the hours of 08.00 hours to 18.00 hours Mondays - Fridays, 08.00 hours - 13.00 hours on Saturdays and at no time on Sundays and Bank/Public Holidays. REASON: To protect the amenity of residents within the vicinity of the site in accordance with the objectives of Core Policy 8 of the Core Strategy 2008.
  13. No part of the development shall be occupied until the bin and cycle storage has been provided in accordance with the approved plans and submitted Design & Access Statement. REASON: To ensure that adequate refuse storage is provided to serve the development.
  14. The development shall be carried out in accordance with the recommendations set out within the Section 4 of the Preliminary Ecological Appraisal (PEA) and Preliminary Bat Roost Assessment (PRA), dated 28/07/2025 (Ref: PEA.V1.546.BR.S). REASON: To ensure the development does not result in harm to protected wildlife, in accordance with Core Policy 9 of the Core Strategy.
  15. The development shall be carried out in accordance with the submitted Tree Plan and recommendations set out within the Section 6 of the Tree Report, dated 05/01/2026 (Ref: TR.V1.546.BR.S). REASON: To ensure the development does not result in harm to protected wildlife, in accordance with Core Policy 9 of the Core Strategy.
  16. The development hereby approved may not be begun unless: a) a biodiversity gain plan has been submitted to the planning authority, and b) the planning authority has approved the plan. The Biodiversity Gain Plan shall be prepared in accordance with the agreed Detailed Planting Plan and Schedule (10659-PP-02 P1), Biodiversity Net Gain Report (B NGRC.546.BR.S), and Small Sites Metric, and must include: a) the pre-development biodiversity value of the onsite habitat; b) the post-development biodiversity value of the onsite habitat; c) any such other matters as the Secretary of State may by regulations specify. The development shall be carried out in accordance with the approved details. REASON: To ensure the development delivers a 10% biodiversity net gain in accordance with Schedule 7A of the Town and Country Planning Act 1990 (inserted by the Environment Act 2021).
  17. 1. It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
  18. 2. The applicant will need to apply to the Council’s Local Land Charges on 01753 875039 or email to 0350SN&N@slough.gov.uk for street naming and/or numbering of the unit/s.
  19. 3. No water meters will be permitted within the public footway. The applicant will need to provide way leave to Thames Water Plc for installation of water meters within the site.
  20. 4. The development must be so designed and constructed to ensure that surface water from the development does not drain onto the highway or into the highway drainage system.
  21. 5. The permission hereby granted shall not be construed as authority to obstruct the public highway by the erection of scaffolding, hoarding, skip or any other device or apparatus for which a license must be sought from the Highway Authority.
  22. The development shall not commence until a Habitat Management and Monitoring Plan (the HMMP), prepared in accordance with the approved Biodiversity Gain Plan and including: (a) a non-technical summary; (b) the roles and responsibilities of the people or organisation(s) delivering the [HMMP]; (c) the planned habitat creation and enhancement works to create or improve habitat to achieve the biodiversity net gain in accordance with the approved Biodiversity Gain Plan; (d) the management measures to maintain habitat in accordance with the approved Biodiversity Gain Plan for a period of 30 years from the completion of development; and (e) the monitoring methodology and frequency in respect of the created or enhanced habitat to be submitted to the local planning authority, has been submitted to, and approved in writing by, the local planning authority. The development shall be carried out in accordance with the approved details. REASON: To ensure the development delivers a 10% biodiversity net gain in accordance with Schedule 7A of the Town and Country Planning Act 1990 (inserted by the Environment Act 2021).
  23. The first floor level windows in the side elevational roof slopes of the proposed development shall be positioned shall be fitted with obscure glazing and be non-opening belwo 1.7m above first floor level. REASON: To protect the amenity and privacy of adjacent occupiers in accordance with Policy H15 of The Adopted Local Plan for Slough 2004.
