  1. The proposed wraparound extension, by virtue of its positioning, eaves height and ridge height, width, depth, footprint, scale, massing and bulk, would fail to appear as a subservient addition to the original dwelling and would instead be an unduly prominent addition that is readily seen in the streetscene. Furthermore, the future occupiers of the development would be left with an inadequate provision of external amenity space. The proposals are therefore contrary to Saved Policies EN1, EN2, H14 and H15 of the Slough Local Plan (2004), Core Policy 8 of the Core Strategy (2008), EX4, EX5, EX6 and EX48 of the Residential Extensions Guidelines SPD (2010), and contrary to Paragraphs 131 and 135 of the National Planning Policy Framework (2024) which requires development to achieve good design.
  2. It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
