The proposed first-floor side and rear extension, by virtue of its positioning, height, width, depth, scale, unduly complicated roof form, massing and bulk, would fail to appear visually subordinate to the host dwelling and would instead overwhelm and dominate the site causing significant visual harm to the local area. This is exacerbated by the fact that the proposals would be readily seen from the public right of way that adjoins the site along the southern boundary. The proposals are therefore contrary to DP1, DP2, DP3, EX12, EX26 and EX28 of the Residential Extensions Guidelines SPD (2010), Saved Policies EN1, EN2 and H15 of the Slough Local Plan (2004), Core Policy 8 of the Core Strategy (2008) and Policy DP3 of the National Planning Policy Framework (2026).
It is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.

The proposals, by virtue of their positioning, height, depth, width, massing, bulk and proximity to the boundary with No.36 Aldborough Spur, would significantly impact outlook and access to sunlight/daylight from that neighbour’s nearest habitable windows. Furthermore, the extensions would likely appear oppressive and overbearing to this neighbour by virtue of the limited separation distances involved, reducing their amenity to levels below that which they could reasonably expect to enjoy. The proposals are contrary to Saved Policies EN1, EN2 and H15 of the Slough Local Plan (2004), Core Policy 8 of the Core Strategy (2008) and contrary to DP6 and DP7 of the Residential Extensions Guidelines SPD (2010).
