This application requires biodiversity net gain consideration
This application is claiming an exemption from biodiversity net gain.
The development hereby approved shall be implemented only in accordance with the following plans and drawings hereby approved by the Local Planning Authority: (a) Drawing No. Planning Portal Location Plan, Dated 10/12/2025, Recd On 20/01/2026 (b) Drawing No. SL15DH-PP-101, Dated 19/12/2025, Recd On 20/01/2026 REASON To ensure that the site is developed in accordance with the submitted application and to ensure that the proposed development does not prejudice the amenity of the area and to comply with the Policies in the Development Plan.
Within 6 months of the date of this decision, the Biodiversity Enhancement Measures set out in Section 6 of the Biodiversity Enhancement Plan, prepared by ROAVR Group and received on 25 June 2026, shall be carried out in full. Thereafter, the enhancement measures shall be maintained in accordance with the management and maintenance plan set out in Section 8 of the approved Biodiversity Enhancement Plan. REASON To compensate for impacts on biodiversity that have likley already occured and to ensure that enhancements are provided on site in accordance with Saved Policy EN22 of the Slough Local Plan (2004), Core Policy 9 of the Core Strategy (2008) and Paragraph 187 of the National Planning Policy Framework (2024).
It is the view of the Local Planning Authority that the proposed development does improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is in accordance with the National Planning Policy Framework.
No further development shall take place until a construction management plan has been submitted to, and approved in writing by, the LPA. The construction management plan shall be carried out as approved, and any subsequent variations shall be agreed in writing by the LPA. The scheme shall include the following elements: - The timing of the works - The measures to be used during construction to minimise any environmental impacts of the works, such as pollution prevention methods - Any necessary mitigation for protected species - Construction methods REASON: This condition is supported by paragraphs 187 and 193 of the NPPF which recognise that the planning system should conserve and enhance the environment by minimising impacts on and providing net gains for biodiversity. If significant harm resulting from a development cannot be avoided, adequately mitigated, or as a last resort compensated for, planning permission should be refused. This is further backed by adopted policy EN24 of Slough Borough Council's Local Plan.
