Planning conditions
  1. The proposal results in the intensification in use of the constrained access to the side and rear of the site in close proximity to the A4 Bath Road and in conjunction with inadequate provision for pick up and drop off arrangements would lead to the obstruction of the carriageway and the potential for vehicular and or vehicular/pedestrian/cycle conflict all to the detriment of highway safety and convenience. The absence of suitable access arrangements in conjunction with the principal pedestrian entrance being located directly on to the A4 Bath Road frontage could lead to short term indiscriminate on-street parking in close proximity to a signal controlled junction and pedestrian crossing facilities leading to the obstruction to traffic on the principal highway network and the risk of vehicular/pedestrian and cycle conflicts. The proposals are therefore contrary to Policies T2 of The Adopted Local Plan for Slough 2004 and Core Policy 7 of the Core Strategy 2008 and the NPPF 2026.
  2. The application was refused based on the following submitted plans: a. Existing Block Plan, Drawing No. WAQAS/PLAN/001, Dated 02/03/2016, Received 26/02/2026 b. 3. In dealing with this application, the Local Planning Authority has worked with the applicant in a positive and proactive manner through requesting amended plans. Notwithstanding this, it is the view of the Local Planning Authority that the proposed development does not improve the economic, social and environmental conditions of the area for the reasons given in this notice and it is not in accordance with the National Planning Policy Framework.
