The proposed development would, by virtue of the design and architectural features of the principal elevation, and increased height of the dwelling, result in an incongruous, overly-dominant and imbalanced addition to the streetscene that would not enhance the quality of the built environment and would adversely affect the external appearance of the area. The proposal is therefore contrary to policies EN1, EN2 and H15 of the Local Plan for Slough March 2004 and Core Policy 8 of the Local Development Framework Core Strategy 2008 and the requirements of the National Planning Policy Framework 2024.
The proposed development would result in increased bulk and height of the dwelling, with a significant adverse impact on the amenity of occupiers at no.16 Averil Court and no.34 Huntercombe Lane North by virtue of loss of light and would be an overbearing addition when viewed from habitable rooms of those dwellings and their private rear gardens, and also a loss of privacy for no.16 Averil Court as a result of increased overlooking facilitated by proposed first floor windows to the detriment of the enjoyment of that property by its occupiers.
