  2. No development shall commence above slab level until details of the cycle store and bin store have been submitted to and approved in writing by the Local Planning Authority. The cycle store and bin store shall thereafter be constructed in accordance with the approved details prior to occupation of the first unit. REASON: To ensure that there is adequate cycle parking and bin storage available at the site in accordance with Policy T8 of The Local Plan for Slough 2004, and to meet the objectives of the Slough Integrated Transport Strategy and to ensure that there is adequate cycle parking and bin storage available at the site in accordance with paragraph W Part 3 of the GPDO 2015 (as amended) and the requirements of the National Planning Policy Framework 2024.
  3. The developer should be made aware that Article 3(1) of the GPDO indicates that any permission is also subject to Regulations 75 to 78 of the Conservation of Habitats and Species Regulations 2017 (“CHSR”). In effect, Regulation 75 imposes a condition on any permission granted by the GPDO that is likely to have a significant effect on a European Site (in this instance, Burnham Beeches) that development must not commence until a developer has received written notification of the approval of the LPA under Regulation 77. Therefore, it is the duty of the developer to ensure it has been demonstrated that the development would not affect the integrity of the European Site.
  4. Thames Water: Thames Water will aim to provide customers with a minimum pressure of 10m head (approx 1 bar) and a flow rate of 9 litres/minute at the point where it leaves Thames Waters pipes. The developer should take account of this minimum pressure in the design of the proposed development.
