Planning conditions
  1. CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
  2. CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: Planning Statement; PL01; PL02; PL03; PL04; Block plan recieved by the Council on 17th April 2026. REASON: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
  3. CONDITION 3: The premises shall not be occupied by more than two children at any one time, together with such staff and a Registered Manager as are reasonably necessary for their care, in accordance with the submitted Planning Statement and Management Plan. REASON: In the interests of residential amenity and the character of the area.
  4. CONDITION 4: The two off-street parking spaces shown on the approved Site Plan (Drg. No. PL02) shall be retained and kept available for that purpose at all times during the use hereby permitted. REASON: To ensure adequate off-street parking and in the interests of highway safety.
  5. CONDITION 5: The use shall thereafter be operated in accordance with the Management Plan submitted with the application (including, but not limited to, the restriction of external visitors to no more than one person at any time, and the scheduling of professional visits to avoid clustering), unless otherwise agreed in writing with the Local Planning Authority. REASON: To protect residential amenity and in the interests of highway safety.
  6. INFORMATIVE: Any CCTV cameras installed at the property shall be sited and angled so as not to unreasonably overlook neighbouring residential properties.
  7. CONDITION 6: Prior to first occupation of the approved C2 use, full details of a mechanical ventilation and cooling system shall be submitted to and approved in writing by the Local Planning Authority. The submitted details shall demonstrate that the system provides adequate background and purge ventilation and summer cooling without the need to open windows, thereby ensuring that acceptable internal temperatures can be achieved while minimising noise breakout to neighbouring properties. The ventilation and cooling system shall be installed prior to first beneficial occupation of the development and shall thereafter be retained and maintained in full working order for the lifetime of the development. REASON: To minimise noise breakout resulting from the use of openable windows, in the interests of protecting residential amenity.
