Planning conditions
  1. INFORMATIVE 2: The proposed development shall incorporate satisfactory Sustainable Drainage Systems (SuDS), in compliance with the National standards for sustainable drainage systems (SuDS) and any advice provided by the Environment Agency. https://www.gov.uk/government/publications/national-standards-for-sustainable-drainage-systems/national-standards-for-sustainable-drainage-systems-suds https://www.gov.uk/guidance/flood-risk-and-coastal-change#planning-and-flood-risk
  2. INFORMATIVE 1: Many buildings contain wildlife such as bats and nesting birds that are protected by law. Works carried out under Permitted Development Rights do not override the protection afforded to these species and their habitats. You must take steps to ensure that the work you are carrying out will not harm any protected species, and if it may do so you must also obtain permission from Natural England prior to carrying out the work. WCC Ecological Services have suggested that the proposed works may impact bats and advise that a bat survey should be carried out. For more information on protected species please see https://www.bats.org.uk/advice/im-working-on-a-building-with-bats
  3. CONDITION 1: The accesses to the site for vehicles shall not be used in connection with the development hereby permitted until they have been surfaced with a bound macadam material for 5.5 metres as measured from the near edge of the public highway carriageway. Notes: Pursuant to Section 149 and 151 of the Highways Act 1980, the applicant/developer must take all necessary action to ensure that mud or other extraneous material is not carried out of the site and deposited on the public highway. Should such deposits occur, it is the applicant's/developer's responsibility to ensure that all reasonable steps (e.g. street sweeping) are taken to maintain the roads in the vicinity of the site to a satisfactory level of cleanliness. REASON: In the interest of highway safety.
