Planning conditions
  1. CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
  2. CONDITION 2: The development hereby approved shall not be carried out other than in accordance with the plans and documents detailed below: Plan/Document Revision Received Date Planning Application R26/0341 – supporting information Rev 0 (received 22 July 2026) Proposed Fence Works Plan Rev E (received 22 July 2026) REASON: To define the scope and extent of this permission and for the avoidance of doubt
  3. CONDITION 3: The colour of the fencing installed shall be either: - Green - RAL 6005; or, - An alternative colour the details of which have first been submitted to and approved in writing by the Local Planning Authority. REASON: In the interests of residential amenity and the visual amenity of the area.
  4. CONDITION: Construction of the development including site traffic and deliveries shall not be carried out other than between the hours of 08:00 and 18:00 Mondays to Fridays and 08:00 and 13:00 on Saturdays. No construction shall be carried out on Sundays or Public Holidays. REASON: In the interests of residential amenity.
  5. INFORMATIVE: The effect of paragraph 13 of Schedule 7A to the Town and Country Planning Act 1990 is that planning permission granted for development of land in England is deemed to have been granted subject to the biodiversity gain condition. In accordance with The Biodiversity Gain Requirements (Exemptions) Regulations 2024 this permission is considered to be one which will not require the approval of a biodiversity gain plan before development is begun because the development is below the threshold (does not impact on a priority habitat and impacts on less than 25 sq m of on-site habitat and less than 5 metres of on-site linear habitat.
