CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
CONDITION 4: No external lighting shall be erected unless and until full details of the type, design and location have been submitted to and approved in writing by the Local Planning Authority. Any lighting shall only be erected in accordance with the approved details. REASON: To ensure a satisfactory external appearance and in the interests of the visual amenities of the locality.
CONDITION 5: Prior to first occupation of the building, a noise assessment shall be undertaken by a suitably qualified person and be submitted in writing to and approved by the Local Planning Authority. It shall assess the existing noise levels that could adversely affect the proposed development. The assessment shall consider relevant guidance including BS8233:2014, the World Health Organisation (WHO) Guidelines for Community Noise. The report shall include recommendations for any necessary acoustic mitigation works, to protect the occupants both inside the dwelling and the external amenity spaces. REASON: In the interests of residential amenity and to ensure the details are acceptable to the Local Planning Authority
CONDITION 6: The car parking, servicing, manoeuvring and turning facilities shown on the approved plans shall be provided prior to first occupation of the development and thereafter retained and kept available for those purposes at all times. REASON: In the interest of Highway Safety
CONDITION 7: The cycle parking facilities shown on the approved plans shall be provided prior to first occupation of the development and thereafter retained for cycle parking purposes. REASON: In the interest of Highway Safety
CONDITION 8: The loading and servicing facilities shown on the approved plans shall be provided prior to first occupation and thereafter retained free from obstruction. REASON: In the interest of Highway Safety
CONDITION 3: The facing materials to be used on the fence shall be as specified on the application form, received by the Council on 1-Apr-26 and on plans outlined in Condition 2. REASON: To ensure a satisfactory external appearance and for the avoidance of doubt.
