  1. CONDITION 1: The development to which this permission relates must not be begun later than the expiration of three years from the date of this permission. REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
  2. CONDITION 4: Notwithstanding any details or indications on the approved plans as listed in Condition 2, no above ground development shall commence to the front wall as shown on drawing Proposed Elevations Drg No. 02525-HBA-DR-006 received by the Council on 12/03/2026, unless and until full details of the colour, finish and texture of all new materials to be used on all external surfaces, together with samples of the facing bricks have been submitted to and approved in writing by the Local Planning Authority. The development shall not be carried out other than in accordance with the approved details. REASON: To ensure a satisfactory external appearance and in the interests of the visual amenities of the locality, and to protect the special character and architectural interest and integrity of the building in accordance with the requirements of Section 66 of the Planning (Listed Buildings and Conservation Areas) Act 1990 and in accordance with Local plan policies SDC1 and SDC3.
  3. CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: - Site Location Plan Drg No. 02525-HBA-DR-001 - Proposed Floor Plans Drg No. 02525-HBA-DR-005 - Proposed Elevations Drg No. 02525-HBA-DR-006 - Proposed Window Details Drg No. 02525-HBA-DR-007 Received by the Local Planning Authority 12.03.2026 - Proposed Site Plan Drg No. 02525-HBA-DR-004 Rev A Received by the Local Planning Authority 18.03.2026 The replacement windows hereby approved to the front elevation shall be carried out in accordance with; Proposed Window Details Drg No. 02525-HBA-DR-007- Received by the Local Planning Authority 12.03.2026 REASON: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority in accordance with Local plan policies SDC1 and SDC3.
  4. INFORMATIVE 1: The applicant is encouraged to incorporate measures to assist in reducing their impact upon the Air Quality Management Area as part of this development. Initiatives could include the installation of an ultra-low emission boiler (<40mg/kWh), increased tree planting/landscaping, solar thermal panels, and the incorporation of electric vehicle charging points on any car parking.   5. INFORMATIVE 2: Environmental Services advise that in order to reduce the likelihood of local residents being subjected to adverse levels of noise annoyance during construction, work on site should not occur outside the following hours: - Monday - Friday - 7.30 a.m. - 6.00 p.m. Saturday - 8.30 a.m. - 1.00 p.m. No work on Sundays & Bank Holidays.
  6. CONDITION 3: The facing materials to be used on the external walls and roof of the rear extension and the approved windows and rooflights to the rear elevation of the property shall be as specified on drawing Proposed Elevations Drg No. 02525-HBA-DR-006 received by the Council on 12/03/2026. REASON: To ensure a satisfactory external appearance and for the avoidance of doubt and to ensure that the devlopment is in accordance with Local plan policies SDC1 and SDC3.
