CONDITON 7: The scheme for suitable bird and bat boxes, as detailed within appendix 5 and 6 of the Ecological Implementation Plan (BG21_207_Rev_1 30.07.2021) approved under R21/0873 shall be installed prior to the occupation of the relevant plot, and retained thereafter. CONDITION 13: All dwellings shall be provided with appropriately sized and located hardstandings in rear gardens for the storage of refuse (wheelie) bins prior to their occupation. REASON: To ensure that protected species are not harmed by the development in accordance with Policy NE1 of the Rugby local plan 2011-2031 and Policy EN1 of the new Rugby Local Plan 2025-2042.

CONDITION 3: Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (as amended), or any order revoking or re-enacting those orders, no hard surface shall be constructed within the open frontage landscape areas in front of, or to the side of the dwelling houses and no new means of vehicular or pedestrian access constructed to the adjoining public highway or shared drive without the prior permission of the Local Planning Authority. REASON: To ensure that the details of the development are acceptable to the Local Planning Authority in the interests of the visual amenities of the locality in accordance with Policy SDC1 of the Rugby local plan 2011-2031 and Policy D1 of the new Rugby Local Plan 2025-2042.
CONDITION 9: Walls and fences shown on the drawings approved under R21/0873 shall be erected concurrently with the development to which they relate and shall not be maintained or replaced at any time other than with walls and fences of an identical height, design, materials and finish. REASON: In the interests of the visual amenities of the locality in accordance with Policy SDC1 of the Rugby local plan 2011-2031 and Policy D1 of the new Rugby Local Plan 2025-2042.
CONDITION: 15: All permeable surfaces within the curtilage of the dwellings hereby approved under R21/0873 shall be retained in perpetuity and only replaced with a similar permeable material. REASON: In the interests of sustainable drainage in accordance with Policy SDC6 of the Rugby local plan 2011-2031 and Policy D5 of the new Rugby Local Plan 2025-2042.
CONDITION 4: The construction of the estate roads serving the development including footways, verges and footpaths shall not be constructed other than in accordance with the standard specification of the Highway Authority. REASON: To ensure the proper development of the site and in the interest of highway safety in accordance with Policy D1 of the Rugby local plan 2011-2031 and Policy I1 of the new Rugby Local Plan 2025-2042.
CONDITION 10: No dwelling shall be occupied until the boundary treatments for that plot has been provided in accordance with the Boundary Treatments Plan (n1506_402H (received 16-03-22) approved under R21/0873. Boundary treatments shown on these plans which fall outside a plot shall be erected concurrently with the part of the development to which they relate. Notwithstanding the provisions of Schedule 2, Part 2, Class A of The Town and Country Planning (General Permitted Development)(England) Order 2015, or any order amending, revoking or re-enacting that Order, the approved boundary treatments shall not be maintained or replaced at any time other than with boundary treatments of an identical height, design, materials and finish. REASON: In the interests of residential and visual amenity in accordance with Policy SDC1 of the Rugby local plan 2011-2031 and Policy D1 of the new Rugby Local Plan 2025-2042.
CONDITION 5: No gates or barriers shall be erected across vehicular access driveways/hardstandings serving individual dwellings or parking courts any closer than 5.5 metres to the near edge of the public highway or shared drive and any such gates or barriers shall not open outwards towards the public highway or shared drive. REASON: In the interests of public and highway safety in accordance with Policy D2 of the Rugby local plan 2011-2031 and Policy I2 of the new Rugby Local Plan 2025-2042.
CONDITION 11: No dwelling shall be occupied until the parking areas, and garage (where applicable), has been provided for that plot in accordance with the approved details listed in and shown on the Planning Layout (n1506_008M (received 26-02-26). Such areas shall be permanently retained for the purpose of parking and manoeuvring of vehicles, and storage of bicycles, as the case may be. REASON: To ensure adequate parking provision, to promote sustainable means of transport, to ensure the proper development of the site and in the interest of visual amenity, in accordance with Policy D2 of the Rugby local plan 2011-2031 and Policy I2 of the new Rugby Local Plan 2025-2042.
CONDITION 16: Notwithstanding the provisions of Schedule 2, Part 1, Class F of The Town and Country Planning (General Permitted Development) (England) Order 2015, or any order amending, revoking or re-enacting the Order, no hard surface shall be constructed within the landscaped areas in front of, or to the side of the dwelling houses and no new means of vehicular or pedestrian access constructed to the adjoining public highway or shared/private drive without the prior permission of the Local Planning Authority. REASON: In the interests of the visual amenities of the locality in accordance with Policy SDC1 of the Rugby local plan 2011-2031 and Policy D1 of the new Rugby Local Plan 2025-2042.
CONDITON 6: During the construction period the details of Drawing number 60051619-ACM-KP3-XX-DR-CE-000104 Rev C02Haul Route Plan and Drawing number MPD047-PD-01-D CEMP layout Plan received by the Local Planning Authority on 04/10/2022 and approved under R22/0490 will be fully adhered to and followed. REASON In the interests of health and safety, highway safety and amenities of the area
CONDITION 12: The details of the design and location of electric vehicle charging infrastructure shown on drawing number n1506-407-Rev A EV Charging Plan received on 11/11/2022 and approved by the Local Planning Authority under R22/1142, shall be implemented in full and in accordance with the approved details. No dwelling to be provided with electric vehicle charging infrastructure shall be occupied until the electric vehicle charging infrastructure for that plot has been provided and made available for use in accordance with the approved details. The electric vehicle charging infrastructure shall be permanently retained and made available for the charging of vehicles. REASON: To ensure the proper development of the site, to reduce air pollution, to lower carbon emissions and in the interests of visual amenity in accordance with Policy D2 of the Rugby local plan 2011-2031 and Policy I2 of the new Rugby Local Plan 2025-2042.
CONDITION 17: Notwithstanding the provisions of Schedule 2, Part 2, Class A of The Town and Country Planning (General Permitted Development) (England) Order 2015, or any order revoking or re-enacting that Order, other than those fences, walls and gates shown on the approved plans under R21/0873, no gate, fence, wall or other means of enclosure shall be erected, constructed or placed in front of, or to the side of the proposed dwellings without the prior permission of the Local Planning Authority. REASON: In the interest of visual amenity in accordance with Policy SDC1 of the Rugby local plan 2011-2031 and Policy D1 of the new Rugby Local Plan 2025-2042.
