CONDITION 1: The development to which this permission relates must not be begun later than the 30th November 2028 REASON: To comply with Section 91 of the Town & Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act, 2004.
CONDITION 2: The development shall be carried out in accordance with the plans and documents detailed below: The Application Form Design and Access Statement - 1770-PWP-E1-DAS-RLB-03 Ridgeway Ecology - Phase 1 & 2 Bat Survey Arboricultural Impact Assessment & Method Statement - Ref: jwmb/rpt2/fieldview/AIAAMS Date: 16th July 2025 Received by the Local Planning Authority on the 23rd July 2025 Proposed Site Plan - 1770-0521-01 Proposed Plans and Elevations - 1770-0522-01 Site Location and Block Plan - 1770-0520-01 Proposed Site Plan with TRPZ - 1770-0523-01 Received by the Local Planning Authority on the 16/02/2026 REASON: For the avoidance of doubt and to ensure that the details of the development are acceptable to the Local Planning Authority.
CONDITION 3: The facing materials to be used on the external walls and roof shall be of the same type, colour and texture as those used on the existing building or as specified within the application form and proposed plans - Proposed Plans and Elevations - 1770-0522-01. REASON: To ensure a satisfactory external appearance and for the avoidance of doubt.
CONDITION 4: The development shall be timetabled and carried out to wholly accord with the measures for the safeguarding of bats within the site as set out in section 5 of the document Phase 1 & 2 Bat Survey prepared by Ridgeway Ecology, July 2025. Thereafter, the box/es/features shall be maintained in perpetuity. REASON: To ensure that protected species are not harmed by the development.
CONDITION 5: All tree protection measures and tree works identified within the Arboricultural Method Statement dated 16th July 2025 (Ref: jwmb/rpt2/fieldview/AIAAMS), relating to the approved design details (including the erection of protective fencing to create construction exclusion zones) must be implemented prior to the construction phase and to the satisfaction and written approval of the Local Planning Authority. All tree works must be carried out in accordance with BS3998:2010 (Tree work - Recommendations). Protective measures must remain in place until the completion of all construction works. Construction exclusion zones should be treated as sacrosanct with no building activity, ground disturbance or storage of building materials taking place within them. During the construction phase, no retained tree shall be cut down, uprooted or destroyed, nor shall any retained tree be pruned in any manner, be it branches, stems or roots, other than in accordance with the approved plans and particulars, without the prior written approval of the Local Planning Authority. REASON: To ensure retained trees are successfully incorporated into the design and are suitably protected from damage during the construction phase.
INFORMATIVE 1: Work should avoid disturbance to nesting birds. Birds can nest in many places including buildings, trees, shrubs, dense ivy, and bramble/rose scrub. Nesting birds are protected under the Wildlife and Countryside Act 1981 (as amended). The main nesting season lasts approximately from March to September inclusive, so work should ideally take place outside these dates if at all possible. N.B birds can nest at any time, and the site should ideally be checked by a suitably qualified ecologist for their presence immediately before work starts, especially if during the breeding season.
INFORMATIVE 2: Where possible enhancements should be incorporated into the development to improve the habitats and opportunities for the local wildlife and increase biodiversity. Enhancements could include bat and bird boxes which may be used by a variety of species, native species planting and enhancement of existing of hedges and wild flower planting, habitat piles of rubble, logs and earth which can be used by reptiles, amphibians and invertebrates are also welcomed.
